Co-op of the Day: 40 Clinton Street

building floor plan
Built in 1964, the 153-unit co-op building at 40 Clinton Street had six apartments turn over last year, the most expensive being an 11th Floor sponsor unit that went for $595,000. Now there's a 725-square-foot one-bedroom on the market for $460,000 with a $760 maintenance that looks pretty decent to us for what it is. The layout looks pretty good and the building has some nice touches like a part-time doorman and a common roof deck. Given the era this was built, we doubt there's much in the way of architectural charm but there are lots of closets and probably decent light. Can anyone speak to the interiors on this building?

I'd think if looking for 1 bdroom coop in bland bldg - I'd go for Concord Village
across the 'park' from this for $100k less, fulltime doorman better views and fully renovated. A little longer walk to Bklyn Hts shops but with DUMBO so close who cares.

lousy location.

Notice that there are no pictures of the interior? I'm sure kitchen and bath need total update. Listed for 15K more than the exact same unit 2 floors above that's in contract.

So many haters. I live in the building, and no, not the one for sale. It is a great building. Great staff, good board, etc. Personally, I think the location is great. Awesome cab spot and its near everything. You can't compare it with Concord Village. I lived here for 6 years and couldn't be happier.

I agree with Yoshi. It's a nicer building than the ones in Concord Village, and a much better, Central Heights location.

I considered a similar unit a couple years ago. For me, the strongest selling point was the view of the London planetrees and the old GPO. Only 20 percent deductable.

Please, Concord Village is far superior. Full-time doorman, real cheap gym...apartments are bigger - the corner one bedrooms have windowed bathrooms, most apts have windowed kitchens, the views are a magnificent, great mgmt staff, and the apts are a lot less expensive...more bang for the buck at Concord Village....check out their site and floor plans....

"more bang for the buck at Concord Village..."

More pollution too. It is right over all that none stop Brooklyn Bridge traffic.
At least this building is on a quiet street. Easy to get a cab and only a block and a half from the nearest train station. and you don't have to cross eight lanes of traffic to get anywhere.

....alilove,
I guess we all have our pros and cons... Brooklyn Bridge traffic-noise (depending where you live in Concord Village) is minimal and pollution is negligible...as far as cabs are concerned, why pay any cab fare - when a subway is "only a block and a half" away?
If you love where you live great...enjoy it!
At least we all live in Brooklyn and not that over-priced, under-creative, gated-community, called Manhattan....
