Development Watch: 467-487 Sterling Place

There's a new construction project taking up 75 feet of frontage on the Northern side of Sterling Place between Washington and Classon Avenues. The developer paid $828,658 for the property in August of 2004 and then about a year ago tacked on a $13 million loan to finance the structure you see rising above. ~~The weird thing is that we can't find any construction permits on the DOB website, just some demolition permits from last April.~~ However, Property Shark shows that the sites are listed as having three five story buildings on them, which implies something was filed since there used to be just one-story structures. Any help? Check out a shot of the development when it was just getting going back in September on the jump.
Update: A reader points us to the website of the developer, The Bluestone Organization. Looks pretty upscale, 'specially for this part of town. If this place can succeed along with Pacific Blue, it'll really open up the whole area between Washington and Classon.

I'd call this one in to 311 Mr. B.

You are correct, nothing but demo permits. Could be a glitch in BIS, could not.

The only "legal" explanation is they own a sliver of land on Washington or Classon that abuts the properties, and thus change the physical address when they submit for the "address" confirmation/change paperwork via the Boro Prez's office.

So, to spin a theory, demo permits under one address, building permit under another. I'd suggest going and looking at the permits on yer way home.

Really surprised about no permits as the project abuts a schoolyard and construction has been occurring with kids coming in and out of the playground next to the schoolyard on a daily basis.

I'm looking out at construction in progress at 420 42nd Street. There is a permit at DOB for a 125 foot high apartment house with commercial facilities on the ground floor. The local Community Board which is located in a building adjacent to the construction says they know nothing. Perhaps this is a trend?

Gee, considering every individual address has violations and 475 Sterling has 7 DOB violations and 3 ECB's (including "mechanical demo work without a permit" and "failure to maintain site safety") I'll betcha we can add this site to the "scum bag" list we have been keeping...and it's not even in my 'nabe.

Go figure...

OFF TOPIC: 420 42nd Street is being worked on...I'll send info to Mr. B when we have it. It's going to be a large one, since they are using the "community facility" bonus, their FAR jumps to 3.43, so she's gonna be a biggun' in an R6 zone.

10 stories, 31 units...just what Sunset Park needs on a low-rise block.

Can anyone snap a pic of the site at 420 42nd st? I think it's a parking lot just off 4th. The developer will probably advertise views of both the city and Sunset Park, as well as its proximity to the park.

Unfortunately for us, it's going to look like crap on the outside! If it looked good, I wouldn't care, since it's close to transit. But I don't want 125 feet of Fedders

If someone built something that looked decent on 4th Ave in Sunset Park, I would applaud, and from the map, 420 42nd looks to be right on the corner with 4th Ave. 10 stories is okay with me if it's on the Avenue -- I would not be at all averse to seeing 4th Ave lined with mid-rise construction from Flatbush to 65th St.

I think the people developing this Sterling Place project have some connection with the Domino Sugar plant project too... some sort of affordable housing org.

It's me again re 420 42nd Street. The lot is 100 feet up from 4th Avenue, The old Municipal Court building occupies the avenue front.
I've seen the drawings. Fedders, fedders
everywhere--front and back. Balconies from 6th floor up.
Please tell me more about the developer, or where I can see his work.

I live right across the street from 420 42nd St. and am working to put together a petition to submit to the DOB...does anyone have samples of petitions and suggestions?

I don't get it. This guy tore down SIX abandoned garages that attractef rats, garbeage and crime. He is putting up nice (expensive) housing. This benefits EVERYONE - rich and poor. What is going on with all the griping? A bunch of white hipsters living here in Brooklyn until thier parents cut them off all complaining? PLEASE go back to CT where you came from and let us REJOICE that our neighborhood is looking better. I LIVE DIRECTLY ACROSS FROM THIS PROJECT AND I COULDNT BE HAPPIER!
