435 Waverly Avenue: An Updated Photo
Here's a more current photo of 435 Waverly Avenue, the house that the Pratt Area Community Council is in the process of fixing up to give away sell for $600,000 later this Spring. (There were three people gawking at it when we went by on Sunday.) The photo we ran with the story on Friday was a little old and caused some confusion among readers (despite what we thought was a fairly explanation...). Comparing the two photos, it looks like the group is doing a great job on the exterior so far.

Actually I have looked at most of them.
The ones on Classon are as nice as this, if not better. Larger buildings and more brownstoned. The 400 block buildings are the nicest. The 500 block is not so great but do-able. If you take Classon from atlantic towards the Navy Yard you can see them all, almost.
I'm assuming that PACC is doing good basic renocations on all of these so anyone will be good.

i took a look at it on saturday and it does look like its shaping up pretty nice. the big if is what is going to happen next door.

The problem with the Pratt area is that it is too far from the subway. I know a few of these blocks, they are a good walk even to the G train, which is a horrible line.
Great places if you have a car and don't need the subway.

anon 12:13 - That's true for the other PACC houses, but not for this one. 435 Waverly is 5 minute walk to C train (Clinton-Washington stop).

The entire Pratt area is no more than three blocks from any subway, be it the G, or the A/C. It is very accesible if you live North of Fulton. You can take whichever train comes first at Hoyt. You can't be against walking if you live in NYC. It has more access than most of Park Slope...unless you live near 4th avenue.

On Friday people discussed if it was financially feasible for someone to buy this house for $600k if they make the maximum allowed income ($160k/year). Some people thought this income was not enough to afford the house, even at this low subsidized price.
Now what about some of the other houses? For example, 443 Classon, a three family house for $653k, and the maximum income of the buyer must be $117k. Does that make sense? What would the rent income be?

i don't find the G train very bad at all. it always comes and it's very regular, especially at rush hours. my only wish is that it hooked into atlantic terminal. otherwise i'm fine with it. also, sometimes i take it up to court square and transfer to the E/V which is great for getting to midtown.

I think the three or two family houses are a better financial deal than 435 waverly since they have a lower price, less downpayment, and are two or three family.
While the 600K is definately doable at any level, I sure that the other ones, as two familys would give the buyer more wiggle room down the line...

we did a walking tour of 6 of the houses yesterday- the houses on classon are all great, with the exception of 520, which is right across the street from the pleasant stay motel...all of the lefferts hotel "business" seems to have moved there and it seems pretty active, as i have waited for the bus on that corner many times. also, there's a fedders nightmare right next to it with exposed electric meters next to the front door. skillman was a little rough too, that block isn't the prettiest, but its a convenient location.

If you look at the above map, the grid in the area, the short side of the blocks run toward the subways...so it depends on the what you call a block (I would say the long way makes it 3), but for the most part, even if you live on Myrtle you can walk up to the G very quickly. And if you live between Fulton and Lafayette on Classon, it is an even shorter stroll to either subway. Come to the area and check it out.

Re: Having a car in Pratt Area. I lived in the area for years and never had a car, just took the subway or bus.
Re G train connections:
The G train only stops a few blocks away from Atlantic Terminal. Just get out and walk and have an unlimited Metro Card
and go back into the subway or LIRR station.
Walk a little more people, you will live longer, healthier life.

I'm really happy to see what PACC has done. I truly wish they would purchase/reno more of the run down buildings in the area (and spread themselves further into Bed-Stuy) with this program. This is an affordable housing solution that I can get behind.

these houses aren't in the same place so some are closer the subway some further. But the one pitcutred above is three blocks from both the C train and in the opposite direction the G train. Pratt Area Community Council is sort of a misnomer - its catchment area extends from Fort Greene to Bed-Stuy.
