What's the story at Garfield Place. $1.3 for that location seems like a steal.

Re Garfield place, trust me it was not a steal. I saw the house back in the spring and it need a complete "do over". It was completely mutilated by the previous owners.

I'm guessing 54 Garfield's relatively low sales price is a combination of size (only 40' deep), location (between 4th and 5th Aves won't command the same prices as closer to the park on Garfield) and "needs renovation".

Garfield closed in August kinda old news. Interesting block but not 'premier' brownstone block.
$540 sq ft and needs reno.
(ps: I wouldn't call 40' deep - only 40'... 20' x 40' is pretty common house size).

For "needs renovation," $1.3M is a pretty healthy price for the Garfield location.

Woah. "Garfield closed in August..."??? If so, what's the point of these "Residential Sales in Brooklyn" if the Times can't post them reasonably closer to real time? I know stuff has sold since. We won't hear about it 'til say February or March?

that part of ovington ave has some of the nicest brownstones anywhere....there are actually 2 or 3 that are 40' wide.
