Re: the 8th Ave apt -- that seems like an insane amount of money for half of the front half of one floor of a brownstone! that'd suggest that a 4 story house would be worth around $3.2m, which seems high, even for the corner of 1st street.

I once lived at 115 Willow. A really, really wonderful building on a wonderful block. I can't recommend it highly enough.

Why would you post a recommendation for the Jackson St. condo when there are not even actual photographs?

Anon-e-muss, the Brownstoner picks are not recommendations, just a survey of what's out there at different price points in different nabes. I'm not wild about the artist's renditions on Jackson Street but the floorplan gives a good idea of what you get for your $$$.
