Houses of the Day: Greene Ave Goodness


As you can see, Greene Avenue between Bedford and Nostrand is one of those kick-ass Bed-Stuy blocks that just leaves our chin dragging on the ground. We had included 468 Greene Avenue in Friday's Open House Picks (listed by Fillmore for $699,000) and were surprised to see that there were two other houses within throwing distance on the market. Number 464 (at left), which looks to be the sister house of Number 468, is listed at $600,000 by Flateau Realty and is already in contract; Number 454 (at right) is a FSBO that we know nothing about. Despite being only 16 feet wide, this building has a real grandeur about it. The curious can call the owners at 917-804-0851 to find out more. Any other transactions recently on this block?

clearly there are still deals to be had in brownstone brooklyn. more so hopefully these prices are indicative of a more rationally priced market. neither provide interior pics so its safe to assume that its probably not too pretty inside which is certainly a tell tale sign of whether or not this is truly priced appropriately.

I looked at the Flateau house last year! I thought it was too good to be true and I ran down there to look at it immediately (from upstate) without my husband, ready to put in an offer. Alas, it was too good to be true. The place was in REALLY bad shape. There wasn't much to save, as mold had gotten the best of the house. So, is $600k for a complete gut job in Bed Stuy a deal? Dunno..only time will tell.

this is a great block, in fact several blocks in a row on greene are beautiful with lots of promise(i live on one of them). there are numerous homes recently acquired, and numerous others being sold, so alot of renovation is in the works. the existing owners seem to mostly be great neighbors, and a couple outlaying trouble houses have all been cleaned up in recent years, wiht atleast one being converted to nice condos.
went to the listed filmore open house sunday. the home could be very interesting to the right buyer. the chef on the local show "cookin in brooklyn" is the owner, so you may recognize the kitchen. having said that, it needs work and depends on what kind of buyer you are. most original details intact, but no major renovation has been done. owner has done some things in sort of a unique, and artist style. you can read this to mean he tried to make something of it without putting much money in.
i also called the nearby home being sold by owner. he said there are four units, which have been completely renovated. often this means a poor or cheap reno job has been done, and the seller wants to be overly compensated. he's asking $1.05 mln. i haven't actually seen the house, so there's a chance it may have been tastefully done.
lastly, there is a large development going on up the street between franklin and classon. people are dying for info on it if anyone knows anything. word is it will be two high rise towers. there was some pushback by the community, but it seems to be going through.

This block of Greene is a relatively pretty brownstone block ( though there are still some house that need some work on the block). However, the problem is the surrounding blocks. The next block over, Lexington Avenue between Bedford and Nostrand, is a complete mess and that is not including the housing project that starts on Nostrand Avenue. Does anyone know what that area is like at night? Are you comfortable getting off at the "G" train Bedford-Nostrand stop at night? I think the guy asking over $1 million is out of his mind just looking at the surrounding neighborhood. Even $699 may be too much based on the surrounding area and on the fact the property needs work and is basically just a 1 family.

A few years ago, I lived not too far from the Bedford-Nostrand stop, and found it to be safe. I lived on Spencer St., between Myrtle and Willoughby, and found the B-N stop safer late at night than the Myrtle-Willoughby stop. If anything, I would assume the entire area is a bit safer than it was then? Then again, I am a manly man and criminals quiver in my presence.

ANON 4:52 - What was your point of the link to the story? Are you concerned about the fate of the gentleman?

hey 5:19...i'm not anon 4:52, but don't get so offended. i am sure his point was that bed-stuy is still not completely safe and, as such, this should be reflected in the real estate prices. if you take offense to murders happening in bed-stuy, do something to stop the murders. i mean when i was growing up in bkly, it was always called "do or die" bed-stuy by the people who lived there....facts are facts.

posting a bed stuy murder story and trying to relate it to this block is ignorant, to be polite. bed stuy is enormous. anyone interested in these houses is trying to get ahead of the development craze for a bargain. obviously its not park slope. its a block by block subway stop by subway stop type of gentrificaiton in this zone. the $700K house is fairly priced and will sell, 5 blocks up the same house in same condition would go for over $1 mln. the $1 mln house would sell too, if the reno was of the kind of quality people want for that price. again, a fully renovated 4 story 5 blocks up on greene is worth $1.5 mln. re crime, yes its alittle scary for those not used to it. and gets steadily worse as you go north. but nothing like it was 5 yrs, or even one yr ago. there are luxury condos with 14 ft celings going up one block up from the lexington block the prior post spoke off on weekends there's pratt students and young professional familieswalking their dogs all over you'd never have seen even 18 mos ago. these are the same people hanging at choice market. its fine if you want to wait for the neighborhoood to beocme ft greene (where
incidentally crime still persists) but then be prepared to pay another 50%.

Bed-Stuy works for some and doesn't work for others. Now simply "get in" where you "fit in" and shut the hell up!!! The preoccupation with the personal decisions of others on this site is utterly ridiculous!!

its $1.05 mln. people are buyng homes for $650-$900 in that area and putting $300K into them. he won't get it b/c the reno is likely cheap.
the filmore listed home for $700K has been on the market for less than 2 weeks.
there's bed stuy and there's bed stuy. this is a half a block form the clinton hill border (at least accoridng to corcoran's definition of the border)
