House of the Day: 42 Midwood Street

Today we've got a quintessential PLG limestone house that's on the market for $1.3 million. It's got lots of detail but it's hard to tell from the many pictures whether it just needs a fresh coat of paint or a more serious tune-up. Aguayo & Huebener has a listing at 62 Midwood that started out at $1.395 million at the end of the summer and is now at $1.325 million. It looks like the Aguayo house is in better shape (or at least they did a better job of set-designing the photos). Has anyone been inside both these places who can compare and contrast?

I've never been inside # 42 and haven't been inside #62 for many years. FWIW I do have an opinion. While 42 is a very nice house, 62 Midwood is part of a double row [both sides of the street] that IMO is the BEST in Lefferts Manor. I love those houses (and no, I don't own one of them--my own house, on another block, was built by the same developer as 62 [W.A.A.Brown] but is smaller and simpler). 62 Midwood is also considerably larger than #42.

saw this place back in the summer when brown harris had it for 1.25. condition is decent, but needs some structural work. broker's uninformed opinion was less than $50K worth, but realistic estimate is 6 figs worth. i would consider this place for under 1 mill, but anything north of that in this market is too much. this broker is clueless. also, i'll note that this place is restricted to single family.

As are all the houses in Lefferts Manor, by deed covenant(c.1893) and zoning (c.1960).

After seeing that dryer ductwork in the basement, I'd be worried about what else had been jerry-rigged at 42 Midwood.

HC: or how about the fact the washer/dryer is plugged into an extension cord/power strip on the floor?

anyway back to the houses...mr b aguayo actually has two listings on midwood st. but they are for some reason combined on their new site...if you go to their old site they show both listings, though i think all of these are a bit overpriced.

What's interesting to me is that 62 Midwood hasn't sold. I haven't been inside, and I have heard that it needs work, but 68 Midwood sold for 1,425 just a few weeks ago, so the price would seem to be good. 68 Midwood is a very pretty house, and it needs very little, so that may be a factor.

169 Rutland Road is in contract for just under 1.3. This is also a very pretty house, but three stories, not four like 62 Midwood.

I know that 26 Midwood sold for 1.1, which might be more realistic for 42 Midwood.

26 midwood is narrower than 42, lower and less deep lot as well if i recall correctly. hi bob - that was me in post #2. still on the fence re plg, but nice to see that 68 midwood got big money. that house is amazing, inside and out.

Hi csk. I thought it was you who bought 68 Midwood--too bad. I hope you're taking some of the nonsense in this thread with a grain (or, perhaps, truckload) of salt. I thought that all of the Axel Hedman limestones on the south side of Midwood I (#s 20--50 were about the same size, but I haven't actually looked it up.

BHS has a wonderful house on the SW corner of Rutland II, but I guess you've seen that.FWIW there are a lot of great houses in Lefferts Manor that should sell for under $1 million,but they're not as grand as the ones mentioned in this thread. I presume you know about the "For Sale in PLG" Listingson the Planet PLG Blog.

It's a nice place, but it's in an area that's very dangerous. I would not be willing to take the chance.

I didn't realize that 42 Midwood is 18' wide. Although it won't matter if they have a center staircase. Does anyone know if that's the case?

I just remembered that, when I first moved to PLG, 62 Midwood, then owned by a the president of a local college, had a rather strange doorway in the center of the ground floor bay. It's been removed and the originalcenter window has been restored.TGhe job looks great from the outside, but does anyone know if the inside restoration was done well?

hah - i wish that had been me as well. i hope that the buyer retains all of that AMAZING detail and grandeur.

i'm trying to be patient right now - hoping that reality will start setting in for some of these sellers, but apparently we're not there yet, if 42 midwood is any indication.

i was aware of the PLG resource, and will continue to watch it. thanks for the heads up.

as for the silliness in this thread, it's more entertainment to me than education.

why posters on this blog see plg as more dangerous than crown heights is a mystery to me. (that was meant to be some humor for our host).

Good grief, I can't even read all this nonesense. As for prices, 169 Rutland was in super mint condition, all new mechanicals, new kitchen and bathrooms, new everything, CAC, etc. That's why it sold for 1.3M. This house is on line with the one that sold for 1.1M, but this isn't as nice, so I'd bet it goes for 1M tops. The two far nicer houses on Midwood that have been on the market for 1.3+ since summer show that houses needing work don't go fast or for top dollar in LM.

I have been in 62 recently and for the interior to match the majestic exterior substantial restoration is required. It has a fantastic north facing skylight on the top (4th) floor that would make a great artists space.

The row of limestones are, I believe, all the same size. They are narrower, shorter, but about 10 feet deeper than the larger houses (including 62) further down the block.

This is a quiet and very friendly block in an area filled with young families.
