Tower Rising at 525 Clinton Avenue

towerThis one really snuck up on us. Granted, we don't walk down this block of Clinton between Atlantic and Fulton every day, but it is in our backyard. One day recently, we noticed the building poking its head over the shorter structures that surround it. Some others have taken notice too. Set Speed notes that, "from Vanderbilt, this building strikes an imposing stance." The person who emailed us the photo simply said, "Yikes!" Set Speed refers to the building as the Clinton Court condos. Anyone know anything else about it?

Where exactly is it? The Gmap link has it on Clinton b/w Lafayette and Dekalb.

I think it may be a Scarano job. He's building a mid-rise on Clinton Ave (it's under projects->commercial.
Third building...a 125 foot high tower.

According to DOB, permits were filed for 13 floors. Scarano doesn't seem to have a building at this site matching that description. The owner is CLINTON COURT DEVELOP LLC, represented by Dani Weiss.

They are the developers of the Greenehouse.
It's not Scarano, and i have heard that The Developers Group will do the marketing.
A glass tower, with OK layout.
Probably another community facility that will be converted to commercial used as they locate them office in the Greenhouse.
(unless realestate development office is considered as a community facilty).

This 525 Clinton Avenue. The rear (23%) of the lot is in an M1-1 district; the front is zoned R6. Pursuant to ZR 73-52, the BSA (3-0)granted Clinton Court Development LLC a special permit to allow the use, bulk and parking regulations applicable to the R6 zoning district to apply to 25 feet (out of the total 30 feet) of the lot in the M1-1 district. CM James opposed the application; CB2 voted 36-0-1 to recommend disapproval. With the special permit, the 13-story residential building, with a community facility and 41 parking spaces on the ground and second floors, is as-of-right. Simon Fouladian of Manhasset did the drawings for the BSA application. I believe that 12:51 is correct about the developer.

Possible 125' is considered a monster height building? You people have way too much time on your hands to be bitching about someone else's property.

You don't own it. You don't get to decide what the building looks like. If you disagree, then buy it. Plain and simple.

yeah i saw this when i was waiting on the bus on fulton and washington. i agree how it "snuck up on us". but i'm happy to see any new development in this area, as long as it's not BUTT ugly!

Wow, you people are real morons. I disagree with brownstoner & say "shame" & you deduce I must be the developer? Damn, universities should re-introduce logic into their core curriculum.

What makes brooklyn appealing? Brownstone neighborhoods/historic character, or slapped together tasteless poorly designed condos put up by developers trying to make a quick buck? and believe it or not, not everything is measured by dollar amounts...yeah, wacky, i know.

The base is not at an angle, just the tower on top. I actually like it (obviously much depends on the surface treatment). It is quite an exclamation point as seen from Putnam Avenue. Perhaps since I live on a less architecturally noble block I am in favor of some imaginative development. Still too many vacant lots and warehoused brownstones over here.

Mister 9:09 sure has more time on his hands than the building's opposers. Our city has done nothing to try to preserve character in Brooklyn, which is a real shame. Rather than using innovative strategies to boost tax revenues, the city instead cuts services and encourages developers to pillage.

geez, what are y'all belly-achin' about. Building looks fantastic to me. What was there before? Maybe a parking garage, a gas station or a vacant, litter strewn lot.
C'mon people, you've got to allow for some new development to happen. Brooklyn has to mature and grow up at some point in time.
Manhattan has the largest concentration of sky-scrapers in the country but I don't see it affecting the lifestyle or property values of Grammercy Park, Sutton Place, Murray Hill, etc. I don't recall anyone living in those places complaining about noise, shadow or congestion.
Live and let live. Quit bitchin. Enough already.
