101 Lafayette- that is the Griffin right? Would love to buy a one or two bedroom in that building. But I just couldn't see buying a studio there for that price.

Why not? Where are you going to find a cheaper one in a better location? The Griffin is a great building and the only pre-war full-service elevator one in the neighborhood. true, if you're an investor, the studio in the griffin isn't a bad idea. you could let the property value go up while subletting it out for the cost of the mortgage. i used to rent there and even though it's a co-op it acts more like a condo. probably half the people that own in the building are investors.

FYI studios are almost all there is in the Griffin. Some 1BRs as well. 2BRs, if they exist, are extremely rare and likely very pricey. That said, many of the studios are ~500sf and have eat-in kitchens. Also large closets with potential to change the layout by renovating ('swhat I'm doing). Personally I'd rather have an open studio than a "cozy" 1BR.
Curious to hear what people think of this price though. A year ago I would've expected to see an EIK model in the Griffin for 300k-325k. Is the small-apartment market softening that noticeably?

The Griffin used to be a luxury hotel. There are only studios and one bedrooms. Ideal for investors or long term users. With that said, think prewar luxury hotel and if you like that type of architecture than all is well.
