7 Columbia Place traded at 1.8MM in June. Lucky if the flipper gets $1.5MM now. Bummer, he/she will just have to move-in.

Actually, I think the "Red Hook" 'hood is a bit of a misnomer on the Luquer Street house. It's on the "Carroll Gardens side" of the BQE, between Clinton and Hamilton -- most househunters would consider this Carroll Gardens. It's a much more modest block than many other neighboring streets, but it's close to some nice amenities (like Frankie's 457, which is around the corner). On the downside, a big 11-story building is going up a few lots away. Overall, this price definitely seems like a stretch for a house of this size on this block.

I dont think Columbia Place is a flip job. I think it was a hasty purchase and when they got contractors and architects in there, they decided the job was over their heads and to cut their loses

Luquer is the butt end of Caroll Gardens. This house is half a block from the elevated highway and from the major traffic artery of Hamilton Avenue. How many lanes of heavy traffic does that add up to? 1.3 million seems like a lot to pay to suck exhaust. Having a short walk to Frankies doesn't really balance out that equation!

That Park Slope house on 8th Avenue has photos that make it look very unappealing. The picture of the living room with the low ceiling is fine to use to sell a little apartment, the light quality is nice, but it doesn't make the house look like a $1.8 million house. Seems even if a house needs renovating, there should be some wonderful details to the interior at that price.
If a house is stripped or lacking period detail, honestly I think I would take it all the way and make it totally modern inside. Just to avoid being boring. And that way at least you do have a niche of perfect buyers to market to - a lot of younger buyers want a very modern look.

And not to be the location police, but it'll come up eventually so...735 Rugby is not Ditmas Park West. Nor is it Midwood Park as the listing states. It's in a neighborhood that is technically classified as West Midwood which is nice enough- though it is not as convenient to the amenities of Cortelyou Road as DPW is, nor is it as physically attractive as Midwood Park.

Luquer St. shows 19' x 30' = 1710sq ft. on propshark.
Unless larger than records show and very nice inside (which I doubt based on outside photo) - is too high a price. Zillow.com shows comps in area which are significantly less.

Very slim pickings today. As an aside, if the sellers of the columbia place house are really trying to undo a bad decision (and make a quick buck in the process, I am sure that they did not spend $195K in closing costs)then I feel kinda bad for them. How silly they must feel having bought at the height of the market and then having to sell when the market is at a stalemate.

I've been in the house on Rugby Road. I really don't want to be a snob but I can promise that those who read this site that they will not find it to their taste.
Also, re Columbia house, don't forget that they need to pay their broker in addition to closing costs. They clearly just want out.

I am interested in 435 Clinton Avenue, listed with Brown Harris Stevens, as I mentioned in another post yesterday. It has extremely ugly stone clad facade to be restored, but inside it has the oiginal layout and much detail. Somebody told me it would cost 50/75K to restore the facade (and a lot of trouble with landmarks I expect) but it seems to be rather big. Is 2 mil too much? Will do some research on
property shark etc. for size, etc. and report back! Thoughts?

Re: Rugby Road. At under $1 million, isn't this house meant to be a reno job? Or is it so far away from Cortelyou/the Park, etc... that it should be $850ish, more like $1 with a decent reno? MKG has a house in Beverley Sqare West now, almost $1.3. Instead looks tastefully done, exterior has siding and replaced columns, your basic Victorian.

Columbia Place needs to pay realtor. I don't think they are looking for "a quick buck". Think they want to cut their loses and hopefully break even. With closing costs and the cost of carrying the place, they'll only do that if they sell for asking which I doubt

6th Avenue looks interesting but the layout is odd. The broker's text says it is currently used as a double duplex, but the two kitchens are on the third and fourth floors. If you want a 2 family with a garden rental (much more convenient than a top-floor rental), you'll have to remove the two existing kitchens and put in two new kitchens on the garden and parlor floors. My husband and I had this one on our OH list for Sunday anyway, will report back after we see it.

Hadn't noticed about the closets at 6th Ave - will definitely check it out. Did notice that you'd also have to move the doorways on the 3rd and 4th floor baths to make them accessible to the entire floor.

As a neighbor, I gotta represent for my Luquer Street peeps ... it isn't as grand as 4th Place next door, but the block does have its charms! That said, this house on Luquer IS seriously overpriced. The block has come a long way in the last few years, but it is a bit noiser (BQE proximity) than other surrounding streets, and this house isn't as roomy or as well kept as brownstones on neighboring streets. But if the price were to drop to under a million (which is what I suspect this place is really worth), it could be a nice home for someone.

I agree that 112 luquer looks seriously overprice. I have lived on the block (closer to the Henry St. side and the BQE side) for over a year now, and my block is definitely the end of Carroll Gardens! My apartment is gorgeous, but the block has got its quirks [and quirky people]. But I pay rent that is significantly under market value for what this neighborhood usually asks for, so I can't complain!

Can somebody please explain to me why people would want to live on 6th Ave? It's a really noisy street, and the cars drive recklessly because of the light timing, and the cars and trucks double parking. Wouldn't people rather hold out for a side street? The prices seem to be exactly the same.

But why is it such a great street to you? Wouldn't you rather live on another street if you had a choice? On most of the major thoroughfares you get a better house for the money. Like on Union Street you get a huge house. Ditto on 8th Ave. The houses on 6th Ave. don't look like anything much at all.

I don't live on 6th Ave, but nearby, so my 2 cents... it's noisier than side streets but not so much as 5th or 7th Aves. Not quite as heavily trafficked, and much less commercial, hence less foot traffic and accompanying late-night noise. I don't think the houses are much less special than the adjoining blocks of side streets. (With very few exceptions like Garfield between 5th and 6th--and there you do pay for the greater elegance.) Especially in the north slope, there are some very gracious, if not ornate, brownstones on 6th Ave.
I'd rather live on a side street all things being equal, but if I found a house I liked on 6th Ave., that wouldn't stop me.

10:07, I'm not really sure what you mean when you say get a better house for the money on a side street. It depends on the house. A huge house on Union St. may be a lot more money than a house on another side street. (But just FYI, having lived on both Union Street & 6th Ave., Union St. is WAY noisier). One thing I can tell you from looking at houses on the avenues vs. the side streets is that houses on the avenues tend to have smaller backyards so that's something, I guess. Anyway, I think 11:07 has it exactly right so listen to him/her.

By the earlier post's logic Park Avenue apartments should sell at a discount. It's a street with a lot of traffic and metro North trains running underneath.

Of course 6th Ave. gets somewhat more traffic than the side streets, but 6th Ave is not commercial, and the lights are actually NOT timed for through traffic. I have not observed truck traffic on 6th, nor have I seen lots of double parking. In fact, as a cyclist, I will sometimes choose to ride 6th Ave precisely because of the relatively lighter traffic and absence of double parking! 6th Ave. in the north and central slope is a very beautiful street. Your wonderment that anyone would want to live there is completely idiotic.

6th Avenue in North Slope is beautiful and it's not noisy. Unless you count the occasional ringing of church bells as noisy. 6th between Berkeley and Union is one of the most picturesque blocks in all of Brooklyn.

vans park double park all over 6th ave. on the weekdays, which is annoying. however, as someone who used to live on 6th ave. and now lives on a side street i can tell you that the east/west light is much more lovely than the north/south light on the sides streets. yards on 6th are a little smaller, but it's a nice ave. all the same.

Wow - the 6th ave OH is already cancelled. Does that mean it sold already? I heard it really needed a lot of work. I can't figure this market out.
Also, I already live on 6th ave and love it. Sun rises and sets right in my windows. And it is not any noisier than other PS blocks.
