Brownstone Condos Coming to MacDonough
A tipster brings this brownstone condo-ization at 327 MacDonough Street in Bed Stuy to our attention, noting that he believes this is a first this far east into Bed Stuy. We're not entirely sure that's true -- can anyone cite another example of a brownstone being condo'd in this neck of the woods? As for the project, the developers appear to have bought the building in December 2005 for $650,000. The sign in the front yard is promising two-bedroom condos in the Spring of 2007. The website at adobeproperties.com is still under construction.

Can anyone post any other examples of condo development in Bed-Stuy? I'm very interested in this phenomenon.

i thought i saw a sign on a house that said Corcoran was sponsoring a condo/brownstone conversion - maybe on Halsey street?

Is it really cost efficient to convert to condos with average prices at or below $300k for a 2br?
The following link has the price breakdown for 76 MacDonough: http://ltjbukem.blogspot.com/2005_10_01_ltjbukem_archive.html

There's the development at 76 MacDonough. The duplex sold for 500k and the third floor for 389K, I think. The top floor is still available. Check out www.designerbrownstones.com. There is also a conversion project on Halsey St and another under construction on Hancock (Lewis and Marcus Garvey).

the schools in this neighborhood are definately in need of a lot of help (which due to the demographics of the neighborhood the board of ed will never really do) and will kill your property value if the economy tanks.

rofl...bed stuy is the same school district as fort greene and clinton Hill. last time i checked, two bedrooms were going for as high as 850,000 in those hoods. so much for demographic theory. bed stuy will be just fine.

In my opinion, 277 nostrand was the first condo in Bed-Stuy.

Although you are in the "same district" you don't have access to the same schools. There is something called your "neighborhood school" where your child is assigned based on proximity to your address. In middle school and high school there is a "lottery" (if you don't test into one of the good schools). The reality is bed stuy schools, like most schools in NYC, need a lot of help.

There is a rather large condo conversion on Lewis between McDonough and Lewis. It's been there at least 2 years. I think it was a Bridge Street project.

Schools are crappy. Seems like many of the new homeowners are gay couples for whom schools aren't an issue. That said there is the small school proposal being developed by the Stuyvesant Heights Parents Association. Granted it will be a long process but like P.S. 8 and 321 you have to start somewhere. Options are so limited everywhere that the parents who have bought in the nabe in the last few years are realizing they have to create something that works for them and that they can access. Check out the Hamilton Heights Academy in Harlem. I think they're operating from the same premise.

I live a few doors down from 76 Macdonough. This "Conversion" was brought to my attention while browsing thru the Daily News. I must say this phasing out project makes me sick, especially when I pay $700 to rent, lol. What the hell is really going on? I think we all know the answer to that. Nevertheless, it fuels my fire to own within the next year & a half.
