Park Slope listing looks like it was a steal (relatively for this over-valued market), no? Too close to 4th?

I was amazed when it went that quickly. My wife and I took a look at it and decided very quickly that the only thing one could do with this particular house is demolish it and build new construction - which is why we didn't pursue it. It just had too many obvious structural defects. Obviously someone thought otherwise. I think that if you look at it as an empty lot, it doesn't seem like much of a bargain.

wasn't 8th street house featured in a House of the Day or Open Houses at some point? I recall people saying then too that it looked like basically a teardown, but I can't find the old post now.

I'm surprised the price on The Breukelen co-op. I would have thought a location like that would demand a much higher price.

I can understand the lower price on the Breukelen unit despite the location. The maintenance is high; higher than a young single person buying a 1 BR in Brooklyn would want to pay every month on top of the mortgage.

Okay go to the link 12:05 provided. To me the really interesting story there is not the 8th street house but the 251 Lincoln Road in PLG. Originally listed at $1.149K? omg. I spotted that listing on the Corcoran site at its present price of $899K and thought THAT was too much for it, in its condition. And look what a horrific job the realtors did for the poor person, likely elderly, selling the house. Click on the photos. A pink bathrobe hanging from the closet door? And Bed Bath and Beyond bags sitting on the floor in front of the fireplace? It's really sad.

Oh and I should also say I think the limestone houses in LM in PLG are lovely, nice layouts, and are well constructed. This one was just not presented in the best light.
