House of the Day: 772 Quincy Street

Given the disagreement over whether yesterday's House of the Day on Dean Street in Crown Heights was worth its $690,000 asking price, we thought it would be interesting to compare this place on Quincy Street in Bed Stuy that's listed for $715,000. Quincy is smaller (albeit with a bunch of excess FAR) but in better shape; it's also in a less convenient location, as far as we're concerned. Quincy wins on the architectural detail front as well. Given the discussion on the Brian Lehrer Show yesterday about "fringe" neighborhoods being the most vulnerable in a cooling market, it's going to be interesting to see whether both of these places go for close to their asking prices. Waddya think?

Yesterday's is a much, much better deal for the following reasons:

-- Dean St is a 3 family. This is a 2 family, configured as one.
-- Dean street has nice looking exterior - brick. Is Quincy painted?
-- Dean St. has a much better location.
-- Dean St. is 50 feet deep -Quincy 40 feet.

I think this one looks sweet, but the location seems to be pretty bad. What is the neighborhood like, and what subway is around there? If this were closer to Stuy Heights it would be a no brainer.

If you're an outsider, the area is fff---'d up. Dean wins by a landslide.
