TH Condos in "Brooklyn's Hottest Community"

The condo-i-zation of townhouses trend has extended to "Brooklyn's hottest community" aka East Williamsburg, according to this listing. Prices range from $350,000 to $455,000 for apartments ranging in size from 585 to 1,300 square feet. Although lacking any old-world charm, we've certainly seen worse on the pages of Craigslist, which is where we dug this one up. It looks like the developer stands to do quite well. If he can sell all seven apartments close to the asking price, he's looking at grossing close the $3 million, way more than he could get for the building as a one- or two-family. It would be interesting to know if the sales are getting any traction. It'd also be interesting to see what the facade looks like. At least the broker provided floor plans though.

we talked about these apt. before there has been several open houses and no one has moved in yet.... seem over priced for the size.

Some friends of mine were having a debate...is it true that East Williamsburg is just a renamed Bushwick to attract new people? I don't have a dog in the race, I have no opinion either way, but I'm just curious to get a definitive answer on the issue.

I'd call this the last gasp of the reno wave. Financing 350k @6.5% is almost 2k/month. Add the common charges, and you are talking 22-2300 for a 5-600 sq ft place with zero equity buildup in a crappy area.

You can live in Manhattan for that price

this area is off montrose ave which many old time residents and the BID on Graham avenue call it williamsburg. My aunt grew up there and has always refered to that side as williamsburg. The other side of bushwick ave is more known as bushwick, no one who grew up there calls it E.burg. thats a marketing tool. It's an enclave with an identity crisis.

this is nice building. white victorian with black trim. the apartments themselves are a bit cookie cutter but very nice. the area itself is definitely more of a wburg vibe vs. bushwick, which technically starts about 6 blocks away once you cross Flushing. Right around the corner from this building is a new development on bushwick ave that i attended an open house at last weekend. all rentals. 1400-1 bedrooms, 2100-2300- 2 bedrooms,

this building has a roofdeck with a STAGGERING view of the entire manhattan skyline....seriously amazing.

a bit too pricey maybe for the area but the blocks immediately around the Montrose L have improved greatly in the 3 years i have been there.....like night and day.

Flushing Ave. is what divides Williamsburg and Bushwick and BedStuy, from the Navy Yard on the West to the Queens border to the east. East Williamsburg doesn't mean much since no one can agree where it is. It is not used by any long-term residents. Of course, pretty much all of the area was originally part of the town of Bushwick.

Haven't these been discussed on Brownstoner before? I live in the are and saw these buildings being renovated, the process didn't impress me much. I love the neighborhood, but really, these are over-priced. Especially considering the fact that the renovation looked very shoddy. I haven't been inside, but I wouldn't be surprised if the reason they're not selling is that when you get a closer look you can tell it's all just a cheap papering -over of faults rather than a thorough reno.

i used to live there and i'd say its perhaps better (i.e. hipper) than it sued to be but safety is still a concern. Who wants to live 4 blocks from the very visible projects. Also heard this used to be an abandoned buildig which makes me how much effort they put into putting it together. These have been sitting on the market for a looooooooong time

If its west of Flushing its Williamsburg. Some people want everything east of the Grand Street campus to be Bushwick, but it isn't.

the good old "but it's near the projects" argument is getting wheeled out i see...

I have been inside and like i said the pads are very nice...nothing special but nice...

According to the website for these about half seem to be under contract

What is the future of Bushwick? Will it become the next Williamsburg? Are people getting pushed out further from Manhattan.

If Bushwick is lucky, and I mean REAL lucky, Bushwick will become the next Ditmas Park.

That indeed makes it a safety concern.
