222 cumberland is horrible. The pictures reveal the awfulness if you concentrate on them hard enough, but I'll save you the trouble..
1. fake as hell wedding cake moldings in the parlour floor
2. weird kitchen
3. concrete slab for a back garden
4. ground floor rental too embarassingly awful to even show, rented to med student for a pittance.
5. upper two floors were stripped of every detail - have circular floro light fixtures buzzing in the center of each acne-spotted ceiling
6. Even the stairs was ripped out and replaced with something from home depot, only more flimsy.
The only nice part about it is the excellent location with respect to the park, but the part of the block it is on is partly treeless and lacking any charm.
The price is a joke.

Wow, four houses well over a million dollars, and the Windsor Terrace house is the only one I found interesting.
I have to go on my Corcoran rant once again. What are they thinking offering a house for almost $1.4M with no photographs? That's bad enough, but I have even more issue with the description. Does anyone fact check these things, or is an agent just free to write anything? I love Crown Heights, but no way on earth is this house worth that amount of money, doctor's row/doctor's house/so what? The "office" is located in an awkward place in the house, patients or clients are not isolated from your home, and I would think it would be very awkward going to your kitchen from your living room, wading through people sitting on your dining room chairs. There is nothing in that neighborhood worth that amount of money, and if this house is - why no pictures????
But more importantly, the A train is not "close by", it's literally over a mile away. So are the Botanical Gardens, Prospect Park and the Library. That's the same as those Fort Greene ads that say the Promenade is just a short walk away. Come on. I understand hyping your property, but truth should figure somewhere in the equation.

August seems to always be a slow time in Real Estate. I am sure once the falls comes, things might pick up....

Crown Heights -
Let's see: two brokers with (212) numbers, which confirms their excellent knowledge of the area as displayed by their suggestion that the A is nearby and that people can use the 3,4, and 5 subways. I live in Bed-Stuy, but based on my recollection of the IRT on Eastern Parkway - only the 3 and 4 run to Utica and more specifically only the 3 stops at Kingston or Nostrand. $80K in commission and they can't (1) get more pictures and (2)look at a subway map?

The Prospect Heights place was bought for $860,000 in 2003 -- is it really worth double now? It looks like it's been redone by a flipper...it's definitely very over-priced for the neighborhood, considering it's only 16' wide and a 21' foot wide house on St. Marks was on the market for 1.6 (87 St. Marks) not so long ago...

You can take the 2, 3, 4 (or even the 5 at rush hour) from the Eastern Parkway house, provided you change at Franklin.
Really like the Windsor Terrace house.

The Eastern Pkwy house looks like lovely on the outside. I wish they would put more interior pictures up. Usually brokers don't put up a lot of interior shots if the house is really ugly inside. It is a really long walk to the A/C and everything else they advertised was in walking distance. However, if you look at the brokers' recently sold properties, it looks like they have sold other properties in the area of this house. It will be interesting to see what it finally sells for.

NO EFFING WAY. here's my take - the brokers are on vacation, so they've slapped ridiculous prices on these properties. they figure, hey, if some sucker wants to pay that much, i'll come back from the hamptons for a few days. there can be no other explanation. i'm in the market, and would like to be in a house by spring. i have been looking for 2 years solid, and, from my perspective, these prices are a joke.

In regards to the house in Crown Heights:
The price is definitely way above the comps; I think more like $1 Million would do. However, the house is located on the same block as the Lubavitch world headquarters, 770 Eastern Parkway, and that is “Location Location Location” for the Chassidic community living in Crown Heights. Not only that: I am sure the owner has received many offer on his house without putting it up for sale, so the owner is just figuring why not put it on the market for 1.3 Million and lets see if anyone takes it.
