CH For Sale: 1284 Pacific Street

building
This 35,0008,400-square-foot building on Dean Street Pacific Street just off New York Avenue looks to us like a great conversion candidate. Of course, we've got no idea what the asking price is, so we've got no idea if the numbers ad up. This isn't Dean Street, it's on Pacific between Nostrand and New York. I live on this block, and walk past it every day. It's been on sale for over a year, and was in contract for a while, but I guess it fell through.

I've always thought it was originally a club or some kind of organization's headquarters, and must have had an impressive staircase at one time. It does have about 16 units, probably studios/kitchenettes, and most of the tenants are gone, I think only a few are now left. They had a lot of trash and belongings go into a dumpster last year. It would be a great building to turn into condos. It is next door to a fantastic brick 4 square mansion, but the apartment buildings next door and the rest of the block going towards Nostrand is not the greatest. Not the worst, either, but for full disclosure.... The other end of the block towards New York Ave is very quiet and peaceful and has a few smaller apartment buildings and groups of brownstones and limestones.

Oh, they wanted well over a million plus for it last year, I don't know what the current price is.

I know that building- always thought how weird that they took the staircase off. I wonder how much detail is left in there but a mill + for it? Guess that's why it's still sitting.Was this built as a home? The entryway looks more like a club or bank. (Great job on the pictures, CHP!!)

According to Property Shark the Dean Street bldg is 35,100 sq. ft. on a 10, 100 sq. ft.lot.However, CHP writes that the bldg. in the photograph is actually on Pacific street, sopehhaps we're talking about two different buildings.

I think I could easily make $ on it, if it were in the low 1 million range. It looks beautiful and if the kitchens & baths were not outrageously Home Depot, it would be a beautiful conversion.

The building is larger than it seems in the photo. CHP is correct- it is on Pacific. I pass by all the time.

According to Property Shark, 1284 PACIFIC St. is only 8,413 Sq. Ft. Evidently the same house number on Dean Street is a much larger building.

Yep, the 1284 Dean is an apartment building located between New York and Brooklyn Ave.. A nice one, but not the same building as 1284 Pacific, which is the building in the picture, located between Nostrand and New York Ave.

May I recommend NOT using CH an abbreviation, since -- between Crown Hights, Cobble Hill, and Clinton Hill -- it is far too vague?
