The kitchen in the Sterling Place house is certainly charmless, isn't it? Calling this a four-story is also a bit misleading, since it's clear from the picture and the description that the fourth "floor" is really one of those sloped attic-like rooms. Still, overall the house looks like it was beautifully renovated (though with a bit too much paint on the woodwork for my taste).

Eye of the beholder, I guess -- I like the kitchen. From the looks of the kitchen it seems restrained and clean, and certainly a relief from the usual über-Provençial look that dominates "period" kitchens.

BTW I have lived on that block and that street is a great one to live on. A little noisey, but really convenient to services and two trains.

I like the Sterling Place kitchen too, very streamlined and doesn't fight with the architecture--the best way to respect period homes is to not compete with them. But the room is way too narrow for that arrangement. There's no room for a table! So, good design, but not right for the space.

Anon 1:30 has it right. Sterling House is 17" wide. No room for a dining room table. $1.8 million and you have to tell your guests to stand!

105 Sterling Place is a knock out, I can't belive you are all pick, pick, picking at it. Sure I perfer dark cherry wood kitchen cabinets and dark wood stain, but not everyone does. And if I had oh say an extra 2 MIL, I would be all over this place.

Looks like Bushwick Avenue sold last year for $395k. At most someone sank into this was $100k. Great return on the money.
Lot of armchair critics here - unless went to Sterling little presumptious to say not room for dining table. Pics are distorting.
I find that those most critical of every property - whether reno, size, proximity to anything and everything they could find objectionable are probably those that will never buy.
Nothing is ever quite good enough then everything is too out of reach.
So they continue to rent and rent and rent.

I've seen the inside of the Bushwick house -- it is truly amazing in space, but not a terrible amount of interior detail is left. But just a very nice felling from all that space, the proch, etc. -- what a shame that it's directly on Bushwick Avenue, which is a major truck route. Maybe buy it and move it elsewhere?

Random note: this is a great weekend to be a buyer, if you're willing to go out. Open houses will almost certainly be DEAD because of the long weekend. Fewer buyers = less competition.

I got a great deal on a house I found this weekend last year.

Unfortunately, a lot of people seem to have the same thought -- and last year the 4th was a Monday, for an automatic three day weekend, whereas this year I actually know many people who are working on Monday.

I was @ the last open house at sterling and the kitchen worked well, with or without a dining table (how many people have regular & formal dinner parties anyway?). The renovation is good compared to most, although there is white gloss paint on almost all woodwork and no guest bathroom on the parlour floor. The non-landmark block is rather charmless with a long condo building opposite.

It is fairly priced for the early 2006 market but I think over summer we'll really start to see some better value than these places. Jumbo mortgages are well into 7s now!

Oh, for 1.7 ($100k less) you can walk down sterling one block and get a corcoran 20 foot that really just needs a $100k to be just as good (but bigger!)

Tim, next week will better. The following week will be even better. The following, following week will be even more better. And so on. In fact every week since you bought last year was probably better.

Point of the story... Buyers have plenty of time. Go out and enjoy the weekend with family and friends. For that matter, kick back and enjoy the summer. Post Labor Day will be an even better time to buy.

I'm actually quite fond of painted woodwork (if done correctly). I then to prefer the natural wood finish in only certain rooms such as the study, office, library, den or family room. Sometimes too much stained woodwork makes a room too dark for my taste and limits furniture and wall paint color options.

The house that Corcoran had down the block went way over asking.. not near the 1.75 which was reported. I dont' see how anyone can use one of the small brokers to sell these houses in the dead of summer, they don't share their listings with the big guys/co-broke.. big mistake as I had listed my house on 6th street and then turned to Brown Harris

I went to the Sterling open house, and frankly, I was disappointed. The detail is great, but the use of space isn't. The master bedroom, for example, thanks to the placement of the fireplace, the heater, the second closet and the doors -- I'm honestly not sure where you would put the bed! Especially if you have side tables!

Plus the "fourth floor," as someone mentioned earlier, is one of those sloped, "attic-like" rooms.

And don't even get me started on the waste of space that is the landry room.

But I have to say, the renovation was lovely, the detail is stunning, as is the garden. A pity about the use of space.

The Bushwick house is large, but with the owner's minimal renos, should be listed at $650-700k. The rooms are small, the kitchen is a wreck, the bathrooms are tiny and need to be completely redone. Neighborhood is not really Bushwick proper either. Another $500k is in order to make it a really nice house.
