Development Watch: Ambitious Plans on Pacific

Both 925 and 935 Pacific Street are being developed by the same group and share the same architect, Loading Dock 5. Number 925 (top) is the larger of the two, but we were only able to find info on Number 935 (bottom two photos). According to the architect's website, Number 935 is a 10-unit, 14,000-square-foot residential development. If you've ever been on this stretch of Pacific, East of Washington, you will probably share our surprise at the ambitious nature of the project and be surprised to learn that, in addition to a rooftop terrace, the building will feature a spa in the cellar.

I've been keeping my eye on this one for a while. This project will help fill in the gaps of some of that block's vacant lots. It's fairly close to Washington and is part of a group of properties being developed in that general area. I never thought I'd see any condos in this area, but times certainly change.

they need alot more buildings near atlatnic by washington. that area is a hole that needs to be filled. kinda lonely out there.

10 units and 14000 sq ft - averages 1400sq ft per unit. Quite large apts.

This is Pacific Blue. Here's some more info from a Daily News Article from back in Jan:

"Eli Karp is constructing five separate buildings on Pacific St. between Washington and Grand Aves., which will have a total of 70 condos. His development, called Pacific Blue, will have a 50-foot lap pool, rooftop cabanas and a screening room."

And this from the Real Deal back in Nov:

"Another development starting sales in the next year or so will be Pacific Blue at 925-935 Pacific Street, a conglomeration of several buildings containing a total of about 70 to 90 units, Brendan Aguayo said.

"These are going to be marketed as a new lifestyle, not really as separate buildings," he said. "Each resident will get a Pacific Blue card, and they'll be able to enter each building to take advantage of amenities. In one building will be a screening room, in another a gym, in another a business center, and the fourth will have a kids' playroom."

The developer of Pacific Blue, Supreme Builders, is also doing a 16-story glass tower at 540 Saint Marks Avenue – one of the first glass structures in Brooklyn."

As Brownstoner notes, the architect is Loading Dock 5. They were the architects for the first variance at 184 Kent in Williamsburg; Karl Fisher was the architect for the second variance, which was what launched the drive to designate the building.

This is (or looks like it will be) a nice building, although the scale is troubling - mainly because everything around it is so small. The shifting facade helps to mitigate that somewhat, and the porches are a nice carry over from the old buildings. Regardless, pretty much anything here would be out of scale with those 2 story buildings.

These are not so bad, but I don't like the sound of the 16 story glass tower . . . not very Brooklyn.

the 16 story tower will be in an industrial area and right next to the elevated S train. I think that block will actually benefit from high buildings as a way to hide this train which really kills the character of the blocks it slices through. Any context of lower rise buildings was destroyed when the train was built.

Eli Karp is an idiot, and the construction workers are always fumbling about. These buildings will be shoddily constructed at best. Yesterday, firemen had to break into where Eli's company (Supreme Builders) keeps their equipment to alleviate some matter. I overheard one fireman say "Oh shit. I don't even know what to do about that." If you were ever considering purchasing a unit in any of Eli's buildings, save yourself a massive headache and just don't

Pacific Blue... The name has been changed, look for it to make some noise.

925 & 935 Pacific are coming along well. A model apartment should be completed in less than 6 weeks.
904 and 957 have begun excavation.
Amenities include: Pool, Steam room, Gym, Childrens play room and several others. Key fobs (Access cards, for Amenities)

Expect a lot of noise soon.

I know for a fact that most of the good comment are coming from people on the disburment list. Eli Karp is paying and purchasing cheap merchandise to build this wonderful project. He had several problems with his concrete laying and not to mention the fact that I saw the bank come one time and he had built some sort of step and when they left the step was gone. He has a PM initial JD who I heard him and some other gentlemen from his community talking aboutJD next to my house calling him an idiot and saying how African American or whatever you call them now laughing are so stupid and how they sold there house for a piece of watermelon.I use to hear so much being next door and he may come off as a nice guy but he's really a snake. He has the workers drive his wife around like they are slaves taking her I guess in the company Lexus to and from shopping. The illegal mexican bricklayers are picked up in morning by Ullah the office building owner and place to work for cheap. People of Pacific Street and other areas keep your housing and beautify your own property.Don't believe the lies that are being told to you by Eli Karp and the his investor that come in the Mayor Bloomberg issued vehicles. During a Developer to Developer conversation that Mr. Karp and I was having taking about our properties he stated how he could have the whole neighborhood if he wanted to all he had to do is let his austian investors know and they would tell the Mayor to do what he had to do to get these people out of the new found Little Israel as he would call it. He explained to me that Williamburg, Bedford Stuyvesant, and Crown Heights will all be a jewish community because boro park is too crowded. They would have there own transportation and housing approved by the Mayor himself. People did you know that if your from Eli's community you don't have to qualify for a credit check with Mr. Karp's property plan. This will be a no credit check needed as long as you have the down payment and are part of the Eli's (religious) community. His PM JD and Mr. Karp alway bragging about the condo the PM will get and the new car he's going to buy him for getting bid for less to nothing plus the sub contractor gives the PM something on the side for him getting them the job. This company is very corrupt and in need of investigation by someone other than the paid fire inspector. I had many conversation with Mr. Karp and hear the things that he use to say and they are not ethical. Oh yeah he had a black girl working for him that I use to see them leaving the office together way after work going to the movies and diner together and she would buy clothes for him to go out in at night. Also a funny looking lady would come half dress for him at night when it's only him and the black girl in the office and them a gay man started coming, but he would make everyone leave the office. This was a lady not his wife or his religion and is this part of the religion practices or late night development plans. FREEDOM OF SPEECH.
