Washington Avenue: Blue Stone and Yellow House
With all the talk of bluestone on the site this week, we thought we'd share this photo we took last weekend on Washington Avenue between Dekalb and Willoughy of some serious chunks of the stuff. We're wondering what plans the building has for these pieces. A block closer to the BQE, we stopped in at the Open House for this old wood frame house that is very chopped up and needs a ton of work; the exterior has some charming details though. Seems like a bit of a stretch at $1,199,000 given all the work that's needed. Good location though. Anyone know what the garden is like?

they tried to sell it for 1.3 last summer. someone did an ultra cheap reno and ruined the place. there are large waves in the new wood floor which had screws in it in some places. also laid a new floor (with joists) over old joists on 2nd floor, effectively reducing ceiling height by 10" and creating a 10" drop to fireplace hearth! amazing!

re: the slate.
we've lived next door in the pre-war for 2.5 years, and it has been there, chained up to that fence, the whole time. bit of an eye sore if you ask me. there should be a statute of limitations on storing your junk in the street...do it or get off the pot people!

They should get a violation for having those there. Just takes some complaining. About the Bluestone sidewalks, when there is a capital improvement project, the contractors usually take the bluestone away and replace it with boring cement. The bluestone I am sure they get a pretty penny for. Not bad. Free spoils!

the guy who lives there saved the bluestone from the city. when they replaced the curbes down the street, he went and grabbed it. replaced some areas on the sidewalk himself. a LOT of work, i watched.

This place is an unbelievable disaster. Stay away! It was (and is) a wreck. Someone did some weird, cheap renos in an attempt to hide the decay. It's awful. For example, there's at least one (nonworking) mantle that is in a little pit below the grade of the floor b/c of the raised floor put over the old sagging floor. Never mind those rotting support beams--you have some new polyurethane (with hair and stuff in it) to distract you. The yard is nothing special. It once had a koi pond but is now HQ for dusty neglect. Completely weird and terrible building.

a wise decision to invest now is what she said and it does seem a bit ackward. doesn't sound too sharp for a "senior" person

we looked at this house when the asking price was 675k, major structual damage, among other things. that was about 3 yrs ago and i'm sure it is in much worse shape today. backyard needs lots of help along with the house.house next door for sale is nice but then it shares a party wall with the one that needs help (though kitchen is dark)

the only thing making it worth any money is the fact that it's on washington. otherwise it's a complete and total bust. someone ruined the house with a horrible "renovation". as a structure it's worth about 500,000 tops but the location confuses pricing.

That bluestone has been there for at least 4 years!
The yellow house was listed and sold last Fall for about 1,000,000. It was a mess then too. How could a 200,000 flip be justified?
On the other hand, Aguayo & Huebener has the brown and blue frame house next door which is in great condition listed for 1,162,000. That's more like it.

Actually the house next door is priced at $1,265 (down from $1,395 earlier this spring). It's a cute house. Is this a good price for this area of Clinton Hill? It's also an extremely old house, like 1850s....or maybe earlier.

because of the location, it will not likely go for under 1 million, even though it sounds like it will need substantial work. It is interesting to see these frame houses are going for significantly cheaper prices than brick or brownstone houses in the same vicinity. It is likely a reflection of the large amount of work and structural issues a 150 year old frame house that has been neglected would have.
