House of the Day: 277 Windsor Place

We neglected to include it in Open House Picks on Friday, but 277 Windsor Place is drool-worthy. The wood-paneling is particularly spectacular and the house overall strikes us as one of the grander ones in Windsor Terrace. Of course, the owner clearly knows what she's got here and ain't givin' it away for free. Would $1.665 million be a record for the neighborhood? There've been a couple houses on Prospect Park SW that have been listed for more than this in recent months but we don't know if they ever got their price.

Drool indeed...if we lived here, the Child could walk to Holy Name School!! It doesn't get any more peaceful-villagey in the city than that...no wonder Pete Hamill thinks back fondly on his days in WT...

What a gorgeous home! I don't know enough about the area to comment on the price, that's a lot of money to me, no matter where it is.

Love the woodwork and period detail and the conservatory. The owner certainly appreciated what she had and took care of it well. I hope a new owner is of like mind.

This is a beautiful house. But I can not understand how anyone can live with the top floor rental. The tenant walks through your home to get to theirs. Privacy? Security? Crazy.

Your renter does not have to be a stranger. Could be renting out to a friend, second cousin, etc.

Went to the open house at 277 Windsor.
Quiet Windsor Terrace block. It faces a school which has some scaffolding in front of it right now. Lots of detail in the house, and the garden was beautiful (+ the greenhouse was nice; it was a very calm and private place in which to have breakfast). Nice kitchen space with a butler's pantry. The upstairs rental is going for $1400, which they said was a little below market ($1800), but the house can be delivered vacant.

Negatives: the wood detail throughout the house had that dark, laquered, shiny grandmotherly look which somehow depressed me (it felt a little oppressive, and brought to mind lace doilies), and the ceilings were low and ugly. Some excited prospective buyers there. Warren Lews agents were a bit too controlling -- they wanted to control how people went upstairs or downstairs, but the two agents didn't coordinate well with eachother, so sometimes there was one agent heading upstairs with an impatient group while the other agent was ALREADY upstairs... you think they'd have this down pat by now.

It wasn't the house for me, but someone will be happy there as there was enough space and privacy and interesting detail.

I also went to 277 and found the highly polished and uber dark wood just too much.

The commercial gas stove was awesome though. But if you love that you can put it in almost any house.

I think that price for windsor terrace 20 footer might be a record if someone takes it..

My wife and i lived in a top floor apartment like that on the park blockof 14th Street before buying our house. it worked out surprisingly well for us and the owners. Of course they were pretty careful before renting the apartment--they actually visited us in our previous apartment before agreeing torent to us. The only potential problem was that our cat learned to pop open the door to our apartment and would end up in bed with our landlords--fortunately, they liked her a lot, as did their cocker spaniel.

Although this arrangement worked fine, I was very happy to purchase my own home in an area limited to single family use, so i didn't have to worry about renting.

Lovely block. I saw one of these for $740K in 2002--couldn't afford it then, but now it seems like they were giving it away!

A house that is only a 2-story on the next block of Windsor is in contract for about this much $. It had a finished basement and not as much detail. Not sure why it hasn't closed yet.

There is much to be said for Windsor Terrace. I don't think it gets the same press as some other Bklyn nabes because not much comes on the market. You don't see much turnover in this nabe, people stay for a long time.

It's proximity to Prospect Park, and short distance to the amenities of Park Slope make it very desirable.

If I could get that house for $1.5MM, I'd jump on it (assuming I was actually in the market for something).

What's so special about this house except it's in a white neighborhood? Every other house in Lefferts Manor looks like this (with that kind of exquisite detail), except they aren't broken into two families.

Let me rephrase that so I don't get booted off Brownstoner again...

Wow - that's a lovely house in Windsor Terrace. It reminds me of kind of detail and grand scale you see in more than half of the homes you see in Lefferts Manor, except that in Lefferts Manor, the houses aren't broken up into two families.

Still, this type of house fetches more in Windsor Terrace, even though (a) both neighborhoods border the park, and (b) the trains are far more convenient (and offer shorter commutes to Manhattan) in Lefferts Manor.

Why, I wonder?

Actually the yellow house on PPSW sold for over 1.3 I looked it up on Property Shark. I saw it and it needed a bit of work, but was very charming inside.

Possible reasons why Windsor Terrace is more expensive than Lefferts Manor:

Unlike LM, WT is in a good school district(15) and has a highly regarded public elementary school (PS 154). It is also close to Park Slope, which, as one of the other posters pointed out, has lots of amenities.

Lefferts Manor has few amenities -- Flatbush Avenue is a really unappealing commercial stretch. Also there is more crime in Lefferts Manor than in WT.

Ummm...gosh, I don't know. Maybe it has something to do with the fact that, as you move from Windsor Terrace to Lefferts, your life expectancy drops by about 40 years? Maybe it's because people don't fancy the idea of a knife in the ribs? Maybe it's because people have families and they don't want see their loved ones gunned down before their very eyes? I suspect that these sorts of considerations weigh heavily with some people.
