House of the Day: 193 Gates Avenue

Sorry if the HOTD's have been a bit Clinton Hill-centric lately, but they just keep jumping out at us. Here's an interesting one on Gates just on the CH side of Classon. As you can see from the "before" picture we found on Property Shark, this was a full gut rehab and, although we can find things to nit-pick about (high gloss floors, choice of ceramic tile in the kitchen), overall we have to say that this looks like one of the better flipper efforts we've seen recently, especially in this part of town. It's out of the landmarked area so we're not sure it's worth quite the $1.29 million asking price but, on the other hand, as long as someone's holding out for $1.15 million for this shell on Classon (even it's an effort to extort PACC), maybe the price on this house doesn't seem so out of place. As an interesting comparison, there's been another price drop at 83 Downing from $1.55 million when we first criticized it a month ago down to the current ask of $1.35 million after a short pause at $1.425 million.

why do all these flippers use the same scary peach paint? Is it extra cheap or is there something wrong with my monitor?

the kitchen looks very long - i wonder where they situated it? no floorplans on website.

I think the peach color is an effort to be neutral but not bland. they probably assume people will change the paint anyway and choose not to paint it any other color as it may distract from the other characteristics of the house if the color is too bold and white is just so institutional.

the kitchen is in a pod extension built out onto the back of the parlor floor. i've seen this a lot in ch/fg.

the peach color is bad, but not half as bad as the pukey shades of green that the sellers we dealt with had all their rooms!
the husband admitted that he hated it too
but the wife had read somewhere that earthy greens somehow help sell houses (maybe she was right!)

have you ever considered that for some out of the 'landmarked' area is a plus??? My brother recently purchased a house and definitely viewed it being 'landmarked' as a downside.

I've been inside this house (it's around the corner from ours) and it's a good flip job. They have taken the time to nicely restore the molding and details, and the parlor floor kitchen is custom with a very pretty window. It's certainly move-in condition. As we are now finding out, even minor renovations can be costly and time-consuming, so I think it's probably worth $1.1-$1.2, and maybe even $1.25.
My one pet peeve on the renovation (aside from the yukky paint) is that some of the fixures are still Home Depot, allbeit high end HD. But that's easy enough to change -- and they look okay. You would only know they are cheapo if you have been trolling HD lately.
The other thing is that this block is a little shakey -- several of the surrounding houses are not in very good shape. But that also seems to be changing as the neighborhood improves.

Just from the photos, I love this house, I love the space, I even like the tile in the kitchen! :) I do agree about the high gloss floors, but I could live with them. I just need the 1.29 m to buy it.

Hey folks - if you don't like high gloss - all you have to do is apply another coat of urethane than has the satin finish. Not rocket science.

The glossy floors lose their shine with use pretty quickly anyway!

someone once told me putting high gloss urethane and then paste waxing and buffing makes for the most beautiful and durable floors. the gloss urethane has a higher plastic content for longevity and the paste waxing gives them the satin look with beautiful depth.
