Don't know what the inside looks like but I live in the nabe and the Washington Ave house is a great deal. It's only a block away from the Pfizer mansion that was listed for over $3million. Close to restaurants on Dekalb, etc.

speaking of cheap, I'm surprised lincoln place went for (I think) about $520/sf. The location isn't prime, but Lincoln near 6th Avenue is really nice. It also has an extra deep lot. Either the place looks worse than advertised or somebody got a good deal.

Did anyone notice that the house in stuyvesant heights is now one of five properties listed in the nytimes 'on the market' slideshow
http://www.nytimes.com/pages/realestate/index.html

And 300 Washington is in a similar round-up:

I don't think you can compare the house on Washington to the Pfizer mansion.

The Washington Ave. house was a beautiful example of seventies interiors - no kidding. If I was scouting a movie set in a Soho loft in 1971 I'd take this place in a minute. The former owner/designer was an early pioneer in Clinton Hill, and the style then was to tear things out. There are some beautiful fireplaces, the garden is gorgeous but the period detail (I heard it had been a house of ill repute in the fifties and sixties) is long gone. That could explain the lower price. Sad that the interior design - which really is classic, just out of style now - will probably be made PC tasteful, crown moldings and all, but c'est la vie.

Wasn't trying to compare both houses on Washington. But it's always savvy to buy the 'worst' or 'least desirable' house in a neighborhood and then improve it.

The house needed lots of work, never really been upgraded and details were very few, considering what they'll have to spend on it that will easily go above 2M,
so not that cheap! Still great location.

2M in PS on that block seems like a steel too. 20% below asking. The market has officially turned...!
