164 Atlantic Avenue Nearing Completion

It's looking like the makeover of this beautiful landmark building at 164 Atlantic Avenue is nearing completion, which is a good thing, since Two Trees Management is touting a mid-May opening date on its website. The 18-unit elevator building will be comprised of all one- and two-bedroom rentals, ranging in size from 705 square feet to 818 square feet and in price from $2,500 to $3,400. We haven't been inside, but if we were in the market for a rental, this would be looking pretty good to us.

Hope they've invested in soundproof windows. Very noisy, heavily traveled street...buses, Long Island College Hospital ambulances, mega-trucks making their way to the BQE three blocks down the avenue...

I hope they keep the "makers of canvas goods" sign on the front of the building, I would think that's included in the landmarking.

Renovating existing buildings is a good thing. I hope they did a nice job, and it looks like it's renting out quickly.

I think it's because there aren't a lot of beautiful old buildings like this sitting around that haven't already been renovated. I'm sure there are a lot of developers that would love to do this sort of restoration, they just can't find the available buildings in a desirable area to do it to (I know this from first hand experience).

$3400 for 818 sq. ft. is unreasonable.

12:33 - I hear you, through the noise, but don't think that will deter too many sales. You can say the same about half of Manhattan, especially Tribeca, Soho, etc, and that hasn't stopped it from being filled to the gills. This one will be filled in no time, noise or no noise.

I saw a unit in the building this weekend. Looks really nice - interesting old beams in the apartment and very high ceilings. That said, sheesh, it's expensive. The unit they have open is a "2 bedroom" that's somewhere around 800 sf for $3400 a month. Thing is, it's not really a 2 bedroom, it's a 1 bedroom with a den that has a skylight. From what I understand, all of the 2 bedrooms are like this.

here i was wondering why two trees wants to rent apartments rather than sell these as condos. with these prices, it's no surprise.

I saw almost all of the units this weekend. The prices they are advertising are for 2 year leases. The windows were really good--you couldn't hear a thing (that is if you fancy never opening your window). I love the facade, but I found the interiors pretty soulless nonetheless. Very modern condo setup. All of the 1 1/2 bedrooms on the South side (non-Atlantic side) are rented already. BTW, you get a free year membership to the Y--does that make up for the astronomical price? Didn't for me.

Those prices are ridiculous. I rent a newly renovated 2BR (900+sf) a few blocks south of Atlantic in Cobble Hill. With private garden, my rent is $600 below what they're charging to be in a smaller space, no backyard, on Atlantic?!?

These apartments are beautiful. Like nothing I've ever seen. Price is high, but the apartments are really one of a kind. Can't wait to move in.

I live in the new Two Trees building right up the street and for a two year lease I pay 50% less then what this building is going for. I've seen other Two Trees buildings and they all have the same finishes even the condos. Having said that they are definitely nice and are certainly less cookie-cutter than some of the other "luxury" (I use the term loosely) buildings I've lived in.

my husband and i own a coop up the street, but we stopped in to see the open house here over the weekend. the 1BR+office units are nice - the high ceilings are amazing and you can easily put a 2nd level of living space above the living room, with a full stair case or spiral. as nice as that is, though, the units are still very overpriced and lack any of the amenities you would expect for that price. the bedroom is small. the office (or den or 2nd bedroom whatever you want to call it) is off the kitchen area and is also quite small - and that's there they put the sky light, which is an odd place to put such a desirable feature. the bathrooms are nothing special either. not tiny, but not large. the decent closet space is probably the best feature - and the stacked washer/dryer hidden in every unit we looked at (construction warnings be damned).

Then you have to consider the horrific key food across the street and the filthy yemen restaurant 2 doors down and that is not a block I would pay anywhere close to that kind of money for.

I guess I can't blame them for trying to get these prices if people are willing to pay it which they seem to be.

I too live in the Two Trees building down the block (Courthouse) and although one could argue rents there are a little out of control now, I rented when the building opened and felt it was a good deal. I am saving money every month on gym membership (although I don't love the Y but that's another story) internet and cable (which isn't great, but it will suffice).

Also, Courthouse is a concierge building with other good amenities. I briefly considered 164 Atlantic but I don't think it is worth it at those prices with little to no amenities. As another poster mentioned, you can get space in that 'hood for less if you don't mind not having a doorman, etc. which many of us don't mind.

i live next door (and i'm so glad the renovations are almost over) and know a bit about the building. basically the layouts are as such because building code requires a certain amount of air and light per room. bedrooms *must* have a window so the 2nd bedroom actually can't be advertised as such, that is why it is an "office with a skylight".

yes, it's noisy on atlantic. i hope those windows are soundproofed! the worst part about living across from key food (besides that it is awful) is that the trash/recycling picks up every single day at 2am...

I saw all the units yesterday, and it is amazing how every unit is unique in its own way. From exposed brick walls to orignal beams. And I can't begin to explain the height of the ceilings, no such thing as low ceilings in the apartment building. The architectual detail is different in every unit, and the windows are sound proof. I ended up renting a unit on the Atlantic side which I simly adore!

How can you adore it if you haven't even moved in yet?? I'm sure it will be great, the apartments look cool, but let us know in May how it works out. You look like a Two Trees plant.
