Checked map and it looks like it's on the wrong side of the BQE. "Nevermind"...

190 for a studio on 5th? huh?
Posted by: babygreene at February 7, 2006 10:37 AM
I think you mean the right side of the BQE.

The other side of the BQE, sometimes called the Columbia Street Waterfront District, but I call it Left Hook is one of the greatest neighborhoods in Brooklyn. More low key than Carroll Gardens but undergoing a major renovation, Left Hook is the home of some great artists and sculptors. Also lots of kids since it is part of the PS 29 and Carroll Street School districts. It has 5 beautiful community gardens and a playground in 5 block radius, plenty of great restaurants and boutiques, amazing views of downtown manhattan and new york harbor, and a great neighborhood feel. Within a year of moving in here I know more people than I met in 5 years living in Park Slope.

that woodhull street house looks like a pretty good value for under a million, with a good size duplex and two rentals. interesting that it sat for that long and they had to go down that much. that might be kind of a gritty, noisy block wedged between the BQE and the tunnel. Anybody see it? Was it a wreck? Were they reaching for the 1.2M asking price, or is this what the post-bubble looks like?

$1,045/ft in Boerum Hill??? Wow!

I saw this place and it needed quite a bit of money to bring it back to its former glory, for starters all new plumbing and electric. Buyer would have to put $300,000 into this place plus it was only 3 houses from the BQE. Still, all in all a lovely block and neighborhood.

I looked at that studio on 5th. It was really small and ugly and just depressing. The windows faced front onto 5th and it was only on the 2nd floor, I think, so it would have been really loud. But in that area there is never anything under $200k anymore, or even under $300k, so I guess someone thought it was worth it.
(This is coming from someone who rents a studio that is even smaller, but quiet, and not ugly or depressing.)

Maybe they bought the studio for their pet.

Yeah, that info on State St. sounds a bit off. Only 679 sq ft for 1 bedroom + a rec room?
Posted by: Anonymous at February 7, 2006 2:02 PM
300 sq ft??? That sounds VERY small.

Does anyone know anything about that house on Woodhull Street that is for sale? I believe it is #31 and is listed by Frank P. Manzione Real Estate. Who are they?

Manzione Real Estate is one of the local Carroll Gardens brokers -- I think I've noticed their office near Columbia Street

190000 for a 300 square foot condo in PS is the most absurd thing I've ever heard. Yes, I know that no studio in PS ever goes for much less than that, but that only escalates the absurdity. This is so, so ridiculous.

Frank Manzione is great! He is hands down the nicest broker I have met to date. There is a woman in the office who is a little wacky, but ignore her when you go in. Ask for Frank or Paul.

Manzione is on columbia st. near union...nice people, nothing fancy, just good old fashioned brokerage. website really needs work, better to pay them a visit.

I had an appt. with Mary Gaglio from Manzione to look at 60 Tiff and she yelled at me for being 5 minutes late! I walked out the door with my baby in tote and this agent named Paul came after me and he showed me the place...what a nice guy! He was so sweet and he bought me coffee even AFTER I told him I didn't want to buy anything there. I certainly will go back to him when I'm ready. What a doll! I wish I could remember his last name (have his card somewhere). Goes to show, not all brokers are bad.
