House of the Day: Far Out Greenpoint Limestone
Here's a nice looking 2-family limestone in the outer reaches of Greenpoint. And when we say outer, we mean outer. Apollo Street is on the eastern edge of the polish/hipster nabe a couple of blocks from the BQE. The location, combined with the lack of interior photos on the site (though that may be explained by the fact that there is no selling broker), makes us a little skeptical about the $799,000 asking price for what is really just a two-story house, attractive exterior notwithstanding. What can people tell us about this immediate area and transportation alternatives? There was an open house a couple of weekends ago. Anyone go?

Does anyone know why they would say this on the website:
THIS PROP. IS BEING SOLD AS A BUYER BROKER SALE.. NC PEPE CORP. WILL BE SOLELY WORKING FOR THE BUYER...
A 3% COMMISSION WILL BE CHARGED TO THE BUYER IN ADDITION TO THE NEGOTIATED SALE PRICE.
And then they give you a picture and tell you the house is located on Apollo Street, which is only 3 blocks long.
Couldn't you go there (assuming you have a car, since public transit is all but impossible there), knock on the door, make the owner an offer, and skip paying the 3% buyers fee altogether?

I dunno-I actually like that area. Pretty quiet, not too far to the underrated Key Food @ McGuinness, lots of families, etc... As for mass-transit either a loooooooooong walk to the G at Nassau, or hop the #61 bus. That said, the price tag seems a bit extreme.

i live in gp. a few points:
- within the past 12-18 months, similar buildings on apollo were listed in the $499K range;
- although the gp transport situation is somewhat exaggerated, apollo is definitely a trek to public transportation;
- unless you're driving, apollo street is not all that close to the keyfood on mcguiness;
- agreed that $799K seems way too high for this prop.

Reading the Pepe ad - says 739,999, not 799k.
I take it that 3% -is because essentially FSBO - but will pay a broker 1/2 commish if brings buyer.

Recently some friends looked at a 2fam off of Vandervoort (or however it's spelled) basically about the same distance from the bqe but in the other direction. It too had a price well over 700k.
WTF are people smoking? You basically live on the last block before the fetid canals, in the midst of god-knows-what industies, spitting distance from a major expressway, you have NO transport, no shops/stores/restaurants/bars, not even a convenience store (unless you count the gas station on Morgan/Meeker)
We actually drove by the day (on the way to bqe entrance) and sure, the 2fam/2story house they talked about is cute...but if anyone pays more that 450-500k for that place or this Apollo listing, they are insane.

This is a nice block-- most of the houses are just like this one. And its close to the hidden-gem Msgr. McGorlick Park, the Lyric Lounge (for you square-spectacled types), and GT Tool Rental (no small thing if you're undertaking a DIY renovation.) Its not particularly close to the sewage treatment plant-- and anyway, Greenpoint's been pretty odorless (!) since they completed the tank upgrades.
But 799K?! No way-- particularly since the B61 bus is still a 15 minute walk away. With the wait for the bus and the ride itself, that means 25-40 minutes before you've even set foot on a(7 or L) subway platform.

oh, of course, saying that you live in "east greenpoint" is much more difficult than explaining that you live in the imaginary region of "greenwick", where only the most pioneering of hipsters, bloggers, honquistadors reside.

I like "honquistadors," and I bet we could have a fight about it, too. I could start one if only I could think of an easy way to turn it into an aspirational name for my neighborhood. Maybe I'll start referring to myself as a denizen of "Le Quartier de Honquistadors"...

Maybe I'm getting paranoid but all this neigborhood naming (branding) is freakin' me out.
Is this some guerilla word-of-mouth street marketing thing? Why does that guy in the coffee place always seem to be talking about this or that compound neighborhood name on his cell phone everyday? Who is justiNYC and is he/she a person or a publicly traded PR conglomerate with a Bermuda mail drop.
Stop coining neighborhoods or I'm going to paint my windows and start wearing aluminum foil hats.

4:13: I guess the Apollo- Mcguinness route takes me a while since I'm usually achlepping heavy power tools to or from GT. Even unencumbered (5-10 minutes?) it's still a long walk to wait for a bus to take you to the subway. And 739K is still a lot of clams.

The Key Food on McGuiness has a lot of Organic Food, and the selections of meats is very high end actually

It's NOT in the historic district. It's about as far away from the true historic district of Greenpoint as you can get.
