The Warren St. isn't one of the ones on the Mews which are 12' wide- (under $1m). This is one facing the street - which are 16'.

We almost bought the Warren Street (facing street) back in 02 for $895K but it is tiny and the BQE roars nearby . . . plus the yard is barely that. If wanting a townhouse proper, this is not it. Very cute though.

What on earth makes the 10th street property a Brownstoner Open House Pick? I know this Blog's reach is wide, but this place is a muli-family brick building with an ok facade. Given that it is 3 family I am sure it has no character at all.

The 6th ave. house has been around a while as well - it was an open house pick a couple months ago (in september?). there was a bit of a discussion about how it was well-priced compared to a similar house on 6th st. (that one's still on the market too).

That 6th Avenue house is really narrow, only two rows of windows. I remember the discussion of the two houses around the corner, near 6th and 6th; both seemed overpriced at the time.

Sorry to beat the bubble drum again, but $1.5 million is way too much money for a narrow 3-story house on a non-side street in the Slope. My guess is that it'll sell for no more than $1m, maybe less.

I recall seeing a house just like the 6th ave (same block, same layout) back in Feb '00 on the market for 825k. I think 1.3 is more the market price now. It should have a nice english basement.

Okay, this 6th and 6th house is different from either of the two that were on Brownstoner in September; easy to check, they're at the very top of the archive for the month.

According to the broker listings, 397 6th Avenue which was listed for $1.495m, has sold; don't know the sale price. There was a price cut on the second house, at 365 6th Street. It was $1.675m, and is now $1.545m.

I wonder what 397 6th Avenue sold for.

Not the recent sale of 397 6th, but some comps (from RadCribs and Property Shark) to put the asking price of $1.524 for 375 6th into perspective.

Does anyone know whether Jackie Lew has sold any of the condos on 7th Street between 4th and 3rd Avenues? They were in Brownstoner in July.

The MacDonough St. house looks nice, although there are no photos to show the inside (it says it has details). It is a bit far out -- is this still technically Bed-Stuy?

The price doesn't seem that bad, considering that there's a house on my block in PLG (Lefferts between Rogers and Nostrand) for $649K and it's tiny, with a concrete back yard. They're doing an open house there too tomorrow:

This house has been flipped twice in the past two years -- the last person to buy it was a real estate agent herself -- she invested a minimal sum to rip out one of the kitchens and expand the other, calling it now a one-family. There don't seem to be any details left or anything...

And unless the agent for the MacDonough St house made a typo, this has to be the world's shortest open house ever (2:00 - 2:05)!

The house 375 6th Av. is 17'.5 x 40 and has an extencion, the house on 6th St. is 16' wide. The condition is good an has a great open feeling...

The house on 6th avenue is al;most 18' wide, not narrow at all, compare to a 16' wide townhouse and the layout is quite nice very open

One of the condos on 7th is listed as in contract, but that seems to be it. The 15th Street ones seem to be selling better -- and without any price drops.

I have heard that the 15th St. condos had a price decrease. They have been on the market for a few months now and it looks like they only have 5 or so in contract. There has been no buzz on this development at all....

9 of the 15th street places are listed as in contract. I don't think there was a price decrease. If there was, it was small. The top penthouse is still selling for $1.495 million. I am not saying the places are flying off the shelf. they clearly are not. But they seem to be selling steadily. Every week another one or two seem to be in contract.

The same seems to be true for the 8th street places being sold by the Developers Group.

My only real point earlier was that the 7th street places are not selling and the 15th street places are -- even if not overnight or immediately. (And based on the locations, I do not find this outcome surprising.)

And Sloper -- the 15th street places are listed by Corcoran (The Carraige House) and are between 5th and 6th Aves.
