A Couple of the Buildings Slated for FCR Demolition
As reported last week, Forest City Ratner is proceeding with the demolition of six buildings on the grounds that they pose imminent threat of collapse. Two of the targets are 461 and 463 Dean Street, pictured above. They certainly don't look like buildings that need to be torn down--is this all really just gamesmanship? If so, how depressing.

I sure am glad we didn't buy the house on Dean between 4th and Flatbush that we were looking at!

It's not possible to conclude if a building is sound just by glancing at it from the outside. The NYT article specificed that the buildings were fit for condenmation, regardless of how they appear on the surface. I think that as this whole project moves closer to reality, the anti-Ratner crowd is grabbing a straws out of desperation. Their theory about "developer's blight" strikes me as pure paranoia.

Anon at 10:19 - was is 415 Dean? I looked at that house too (and made an offer), then during due dilligence all sort of funny things came up. We ended up not signing the contract.

Anon at 11:02. I can't remember the number. It as about a year ago. Middle of the block, south side. Blue front. There was a weird sort of attic/workspace. The then-owner was a photographer who worked up there. The house next door was being gutted. The one we looked at had a lot of potential, but needed a lot of work.

Anon 10:37: It is not up to the Times to "specify" that the buildings are fit for condemnation. The environmental review process is designed to preclude work on the project during the analysis phase. How cynical to demolish the buildings without allowing anyone else to assess the interiors.

The Times did not reach that conclusion, but quoted a study that did. Hence, an assessment has already been conducted and demolition should proceed.

I don't see the big deal demolishing. Whatever the owner of the property is allowed to build in the end by zoning or variance- whether 60 story or 5 story -
its his to knock down (with DOB permits of course) now if he wants to as long as not diminishing structural integrity of abutting bldg and properly fenced off afterward..
The structures even if 'sound' are not landmarked
properties.

this is wrong. the only way that Ratner can demolish these buildings is IF they are found to be structurally unsound where they are a public safety hazard. Otherwise, because these buildings are currently part of the State's review process for the project, Ratner cannot demolish them according to the State's environmental review statues from SEQRA (State Envrionmental Quality Review Act)
as for whoever above wrote about the times. the Times wrote:
"one building on Dean street has an ominous bulge." well i just walked by the buildings, there is no "ominous bulge". if the buildings are a mess inside that does not mean they are structurally unsound, it means Ratner, who has owned them for a year, has not cleaned up that mess. all then that is needed is for him to clean up the mess, not demolish it.
lets see what a 3rd party engineer has to say. lets see what DOB has to say. lets see what the ESDC has to say. currently there are no permits to do asbestos abatement or demolition. as far as paranois, "developers blight" is a well known tactic in these situations. to harass neighbhors and to create facts on the ground. Columbia University is doing the same thing as we speak.

Relax, Dan. Soon enough, the buildings will be demolished. And there's nothing that you or anyone else can do to stop it. Like the stadium, it's a done deal.
