House of the Day: Weichert Weirdness
These large national brokers always get the oddest listings and this one is no exception. At first blush, $2 million seems to be an absurd price for this house (even not knowing exactly where it is), but upon further reflection the only logical explanation we can come up with is that it's a development opportunity. The lot is 27.5 feet wide and the neighboring buildings are fairly high, so it would be reasonable to think there's a lot more square footage to be wrung out of this place. Without a location, though, it's hard to do much more than speculate. We're sure someone can tell us where this is. An exact address would be even better--we could check out the specs on Property Shark then. If the link's not working, go to weichert.com and input listing #1766783.

Weichert is such an annoying real estate company. They don't return your calls. They don't provide any useful information on their website or their NY Times listing.

Doesn't look familiar and they give no indication of where/area but definitely sounds like selling teradown for the buildable lot.
This one on my block from Halstead says in contract -

at $3.3 list price. Definitely has to be a tear down
to build on the 2 lots totalling 50' x 100'. (FAR 2.43)
Lets them build 12000+ sq ft. So guessing they are paying about $250 per buildable sq. ft.
Does that sound reasonable- market price?

You forget that he has a full time job too. Sometimes the content management system also locks up, so the posts he tries to make don't always get posted when they are supposed to.

Thanks, Shahn. Tis true that we have a 12-hour-a-day job and two small kids and some weeks we have more time than others. Other than server failures and a couple weeks of vacation, though, we've never missed a day. That said, we're doing everything we can to create a scenario under which we can start blogging full-time. Then you can start giving us crap if you think the posts are a little thin. Until then, this is an all-volunteer army, so you're going to have to take what you can get ;)

No matter what/where/when things get posted i love Brownstoner.com so there.....p.s. I work full-time, have two kids and a house that is a total fixer upper. When Brownstoner has time to do ANYTHING except work, kids and house stuff is way beyond me. I can barely handle the above. Keep up the great work, Brownstoner!
