Sorry, folks. We were on the road today and the automatic publishing function seems to have misfired. Anyway, better late than never!

I love the two "recreation rooms" (with closets showing hangars, one with its own bath) in the basement of the Cobble Hill house.

Yes, we are seeing more and more of this. I mean how far can you go with calling the basement a "story"?

Check out the open house at 1103 Albemarle in Prospect Park South. It's listed on the Aguayo & Huebener website. Beautiful house, at least on the outside.

wow, the FG listing looks gorgeous
except for some of the new renovations (bathroom sink- ick!)

but all those details- it seems to be in great condition.

I just looked at the A&G Prospect Park Listing. I'm not sure what condition that house is in on the interior, but it definately has had some major alterations over the years on the exterior. And I can tell you this, while it may technically have an Albermarle Road address, the front of the house is not on Albermarle, but on either Stratford or Westminster, I think, maybe Argyle... Can't remember exactly. Point is, the house DOES NOT face the lovely Flatbush Malls, a key selling poing for an Albermarle Rd. Address. It is between Church and Albermarle, not Albermarle and Beverly.

The Prospect Park South house is on the corner of Albemarle and Stratford. One side of the house faces Albemarle, albeit not the front of the house. A lot of space inside, in pretty good shape. If A&H get what they're asking (and as a Prospect Park South resident myself), I will smile broadly.
