Beautiful Conversion Candidate on ProHo Border

On our way back from Prospect Park on Saturday, we took Grand Avenue back to Clinton Hill. While Grand south of Atlantic isn't the avenue's prettiest stretch, this particular building caught our eye. We couldn't help but think what beautiful lofts could be carved out of this baby. Technically this would be considered Crown Heights and not Prospect Heights, right?

A perfunctory perusal of easily available online resources suggests there may be no 'technical' border between Crown Heights and Prospect Heights. They're both part of Comminty Board 8. I'm in Crown Heights, and I do have the impression that most agree on Washington Ave, placing the building in question in CH. Still, some blocks east of Washington feel very much like Prospect Heights. Perhaps Classon Ave. serves the line to some.

There is also a wonderful building with ENORMOUS potential on Flatbush Avenu and Empire across the street from the Botanic Garden and the Subway station (Q train). It is currently a giant dollar store but was once a bakery. This place would be a gem for retail and apartments or condos above. There is a giant clock. Tons of square feet. ....ah........dreams.........

Ah, yes, Phat Albert's Warehouse, formerly the original Wonder Bread store. Every morning on my way to work I pass it and thnk what wonders could be achieved there. Buy the whole block, get rid of the car wash (lots of environmental remediation expense there), replace it with a new structure, make lofts out of the Wonder Bread store and the beer distributor, maybe cap the whole thing off with new construction...
