Burg Development: The Towers Are Coming!

This lot on South 4th Street between Driggs and Roebling has been sitting empty--save for a small temporary structure at the rear--for quite a while now. In the past few weeks, though, the structure has been torn down and the plywood fence has gone up in anticipation of imminent construction. Yesterday, on the way to work, we asked one of the workers what kind of building was planned for the site. His answer? 14 stories of condos. Bridge On-ramp views -- it doesn't get any better than that!

Other than being so close to the on-ramp, this is a very good part of Williamsburg. (Anything North of Broadway and West of Havemeyer is in the "Bedford L" part of Williamsburg, which is considered to be the best part) Just because of that, this project will probably do well, even if it is practically next door to the On-Ramp.

This is one of the few spots that should have very good views of both Midtown and Downtown Manhattan. So for those people who can ignore the on-ramp, the views might actually be some of the best in Brooklyn.

Besides the great view of the on-ramp you are signing up for a good 12 or so block walk to the not too over-crowded Bedford L or a good 4-5 big blocks of industrial wasteland walk to the blessed JMZ. Totally worth it!

I think you're only get the great views on the top few floors - this building is far enough inland, and there enough tallish buildings nearby, that only the top couple of floors could see Manhattan. Great sense of openness to the south/southeast, but that's not the money view.

I've never really understood why condos on Bway and south sell so high - they are incredibly isolated from public transport. Even with the views (ie, Schaeffer), you're paying to live in the hinterlands.

At least this place is close to the JMZ - which, IF you can use it, is not a bad trip to the city. You really have to work in Soho, Civic Center or Financial District for this train to be of any use, though.

In it's defense, the downtown view is pretty great ... lower manhattan, maybe the verazzano bridge, etc. etc. It will be nice & bright as hell with a southern exposure that will never be blocked. The J train is maybe 5 minutes away, along very well traveled sidewalks. You are set back from the ramp, and you taxi ride home from the L.E.S. will be super quick.

That said, I'm sure I'm going to think the units are insanely overpriced.

whether the "bedford L" part of wburg is the best part of wburg is very much a matter of debate. i think the area around the lorimer stop is a lot nicer in almost every way, including access to basic services (like, say, a supermarket), quietude, and the calming, reassuring presence of people over 30 years old (are they even allowed near bedford anymore?).

as for that 5 min walk to the J train, make that 10 mins if you count the 5 mins it takes to walk up all those damn stairs to get to the platform. lotsa fun in the winter, especially.
