House of the Day: Crown Heights Original

We're digging this Crown Heights 4-story, 4-family brownstone. The recent renovation appears to have been very respectful of the lovely original details, though we don't understand why someone would renovate and keep the building configured as a 4-family. At least create an owner's duplex in this market. We also wish they'd done something about the white windows which detract significantly from the beauty of the facade. The house is on an extra-deep lot on a block that sounds stable. The valuation comes out to less than $300 a foot, but the asking price of $1.1 million seems pretty high on an absolute basis. We recall that only one-family houses in pristine historic shape have fetched over a million bucks on this side of the park. Are we wrong on that?

We were shown this house at an open house last week by the agent, who has owned the house for a year. He paid $505k for it, at least as far as I could tell using property shark. It seems as if he bought from the estate of some old lady. It's great to be in the business, eh?

The house is hardly pristine, though details remain, and the renovation is well done. He explained that the house was converted to a legal 4 in the 1930's. The job was well done, but uninspiring steel staircases replaced the original wood. At least they're sound.

Needs new electric throughout, IMHO. Each floor is served by two screw-in fuses. You want a nice kitchen? or air conditioning? better rewire the house.

This house is for someone that wants to be a landlord. For that, it may be a good value.

I remember a discussion some time back about a Corcoran listing for a house that was recently bought by the agent. Then, the Corcoran page said that the listing agent was an owner. Is this kind of disclosure required or optional?

yes, the nys department of state requires brokers to disclose that they are the owner, lest they engage in dual agency, ie acting as broker for seller and buyer, which would be a conflict of interest.

Basing my comments soley on the online listing, i would say this house is way over priced. It looks quite pretty from the outside, but my guess is there aren't a whole lot of original details left and the fact that it's a 4 family makes me think it's cut up in all kinds of bizarre ways so the original floorplan is probably long forgotten.
