Cobble Hill Face-Off: Best Bang for $2.8 Million?


Here are two very similar properties within a few blocks of each other in Cobble Hill asking the same price of $2.8 million. Is this a sign of market efficiency or is one of these places a better value than the other? Both houses have 4-stories with unusually large floorplates of 25' x 50'. The brick house on the left, offered by Corcoran, is configured as a 4-story, 2-family duplex-over-duplex while the brownstone on the right being shopped by Triumph (ever heard of them?) is 5 stories with 4 floor-through apartments. The photos of the Corcoran house reveal decent bones, though we weren't thrilled to see the tile-and-dropped-ceiling look in the garden-level apartment. The Triumph listing doesn't provide any interior photos (come on guys, get with the program!) but assured us in writing that there are plenty of original details. Looks like it will take someone who has been inside both houses to break the tie here. Anyone fit that description?

How/why does someone list a $2.8m property (Amity St.)with some unknown broker....what kind of marketing can do for the house if their name isnt known.
Also propshark shows $7000 taxes on 134Amity,
and quite a few housing violation issued last month - which would lead me to think not the
best maintained property. Somehow doubt a c/o 4family- unrenovated- will get much over $2m even on such a great block/location.

134 Amity is a 5 story building. The landlord is in court trying to evict a nonpayer.

see brown harris stevens , They have a listinbg on Amity for $3.8 , it is a beauty.
2.8 for 134 Amity a 5 story , four family , look like a steal.

a Brown Harris listing in cobble hill on Clinton ,5 story . 2 family, listed for $3.995 just went into contract for $4.5mill , a bidding war with 7 bidders.
Everything in Coble Hill under 4 million is a steal.

I heard from a broker friend about that place on Clinton, does anyone know the exact address? I'm pretty sure it's between Amity and Congress.

Give me a break! The 5-story on Clinton must have been a superb renovation of a very large house to get $4.5 mln, which, to the best of my knowledge, is a new record for that neighborhood. For $4.5 mln, you could definitely get something nice in Brooklyn Heights, although probably not as nice as the Clinton Street house must be.

Referring to schools issue on other postings -
Isnt Clinton St. PS29 - and Amity St. PS 231 ?
How does that factor into equation? I know
realtors emphasize the PS29.
Are most brownstone parents horrified to send kids to 231? (or just the ones that can spend $3m for a house).
How much a neg. is PS231?- curious because I think thats my zone - although I don't have kids.

it is 5 stories plus a basment , 6,250 q. ft plus a basement of 1,250 sq.ft.
You cannot see the top floor becasue it has a sloped roof , but it is a full 5 stories for sure.

I lived in 134 Amity , it has 5 full floors. You cannot see the top floor because is is sloping.That house has 6,250 Sq.ft plus a basement of 1,250 Sq.fT

I think the Clinton Street Corcoran house is 368 Clinton, just north of DeGraw on the west side of the street. For anyone who's familiar with the block it's the house that usually has some kind of holiday decorations up (at the moment it's a large Statue of Liberty and red, white and blue bunting). Can't say I love the holiday scenes, but in general it's a beautiful block, one of my favorite on Clinton.
