House of the Day: Bed Stuy Bargain?
When our 2-year-old unexpectedly fell asleep while we were running an errand in Bed Stuy on Sunday afternoon, we found ourself with some extra time to drive around and explore the nabe. It's amazing how dramatically the landscape can change block to block. This 3-story, 2,400 square foot listing from Brooklyn Properties looks like it is on one of the nice blocks. It also appears that much of the original detail remains intact, albeit in need of some TLC. The 3-story house is not particularly cheap at $215 a foot; on the other hand, you just don't find older houses on the market for much less than this. What do you think? Is this a buy at $515,000?

Yes, where is it? Also, when they tell you in the headline that it needs TLC, it does make a lot of question pop into mind. Has anyone seen the inside?

Yes, the ad did indeed say "good block" before it went up 100,000. So, maybe 515 was a typo (ha), BP got on overwhelming amount of inquiries, or the agents are spending their free time reading brownstoner.

Must have been a typo. I've been looking in Bed Stuy for almost 8 months. 615K sounds about right

BP already has other Bed-Stuy properties for $800K+ so it's not as if sudden interest made them realize they have something. Sounds either like a typo or suspiciously low (again, depending on the block, which we have no idea what that is--why do they do that??)

18 X 42?? I would have clostophobia. The kitchen is so small a couple of good pots would take all the space. Some of the details are nice, but do you want to pay $215 a foot for something you could add for a lot less. I think this should be about $300 at the most. Wait!! Don't add to the insanity. Hold on to your money. You don't to weep later when prices come down!!

I think some of these comments are being posted by real estate brokers. Anyone who values the money they work so hard to earn would think twice about such an over priced purchase!!

If people think that Bed Stuy cannot command such prices then they haven't been looking at the market lately.
Also 18x42 is not small at all. Of course its preferable to have a wider house but 18x24 is not small. If anything it is average from what I've seen
