Substantial progress has been made at 474 Grand Avenue, a building that has been in the works, in one way or another, since at least 2005. A new building permit, originally submitted in 2006 and approved in January of this year, calls for five stories and 10 units.
The exterior looks pretty different from a rendering we published back in 2001, although the overall shape is still there. The architect of record is Panagiotis Vikatos of Vikatos Architect PC. The first design was created by owner Jorge Concepcion, a Pratt Institute graduate, who purchased the lot in 2005 for $1,100,000, according to public records.
