Caton Park Floor-Through With Porch, Office, Storage, Backyard Asks $2,500 a Month

On the first floor of an early 20th century house in Caton Park in Flatbush, this roomy one-bedroom has windows on all sides and charming Edwardian details such as stained glass, wood floors, and a bit of wainscoting.

Carved out of the four main rooms of the foursquare standalone, the apartment has quite a few nooks and crannies that could work as a home office or storage. A one-family converted to two, the painted yellow clapboard house at 25 Marlborough Road also has an upper duplex with its own side entrance.

The dwelling was standing by at least 1909, when the whole place, its interior finished with “quartered oak trim,” was advertised for rent for $906 per year. Caton Park is a small Flatbush neighborhood of 50 houses located between the Parade Ground and Church Avenue. Across the street from P.S. 249, the house is close to the Parade Grounds, Prospect Park, the Flatbush Food Co-op and other retail on Cortelyou Road, Target, and Kings Theatre.

The rental includes the front porch, and entry is through the house’s front double doors. They open into a vestibule and windowed stair hall with beamed ceiling, parquet with an inlaid key-motif border, and three closets.

The largest of these is a walk-in that could be used as an office or storage. The space likely originally held a flight of stairs, now removed, to the second story. Ahead is the living room in what was originally the house’s dining room, with four windows, stained glass, and one remaining section of wainscoting.

The kitchen has space for a table and chairs, a generous run of standard wood cupboards, a dark stone counter, tin ceiling, ceramic tile floor, and a pantry closet outfitted with shelving, according to the listing. An original six-panel door leads to a storage room with a door accessing the shared backyard.

A matching door hides the unit’s bathroom, a mid-20th century number with turquoise green and black tile and matching tub. Updates include a standard white vanity, toilet, and medicine cabinet.

In the house’s original parlor overlooking the street is the bedroom. It has three windows, a chimney breast (but no mantel or console mirror), and French doors.

The unit does not have a dishwasher or laundry but it does have “building cooling,” according to the listing, from agent Imilda Perez of Keller Williams. The house has been owned by the same family since 1994 and rent is set at $2,500 a month. What do you think?
