Since last fall’s update, construction has steadily moved forward at Park Tower Group’s Greenpoint Landing mega-development in Greenpoint.

The progress has been concentrated on the first three low-rise buildings, all of which contain only affordable units and are developed in partnership with L+M Development, co-developers of the townhouses at Navy Green. Handel Architects, designers for the 10-building master plan, are also in charge of these first three buildings.

First to begin, 21 Commercial Street has almost wrapped up installation of its exterior wall. The design calls for a predominantly brick facade with black metal accents and industrial style windows.

All that remains to be installed is the black metal panel cladding at the southeast corner and ground floor retail. The six-story structure will eventually offer 93 affordable units when completed, part of the 1,400 affordable units promised for the entire development.

At the adjacent 5 Blue Slip, the six-story affordable building that broke ground last June, the block and plank structure has reached the fourth floor. The design adheres closely to the brick and metal aesthetic of the neighboring 21 Commercial Street. When completed, the project will add another 103 affordable units to the neighborhood.

A third affordable building, 33 Eagle Street at the corner of Eagle and West Streets, has also received its red brick facade and awaits its black metal panel accents. The seven-story building continues the industrial aesthetic of the other two and will include an additional 98 affordable units.

Handel Architects is a large global firm focusing on urban projects. Projects include Manhattan’s Dream Downtown Hotel, the World Trade Center Memorial, and the Ritz-Carlton in Georgetown in D.C.

Manhattan-based Park Tower Group develops and manages real estate.

Meanwhile, there is no visible progress on the mega-project’s first two market rate towers, which were announced last fall. A collaboration between Park Tower Group and Brookfield Properties, the two towers are set to rise to 30 and 40 stories and add a combined 780 units to the neighborhood.
