It’s doesn’t leave a lot of options in terms of bed placement or other matters of layout, but there’s no dearth of storage.

Bathrooms aren’t pictured, but they were renovated along with the rest of the place, according to the listing, from Joan Goldberg at Brown Harris Stevens. There’s new wiring, plumbing, windows and central air; also a washer/dryer housed in a hallway closet.

The B/Q trains are on the corner and the 2/3 aren’t far off; Prospect Park is close at hand.

Converted 20 years ago, the house has four units. Maintenance and taxes come to $859 a month.

The ask is $1.295 million, which isn’t exactly low, but it may not be a reach. What do you make of the pricing and of the place itself?

  1. 5th floor walk up for 1.2m? It’s nice and everything but that walk is really limiting the number of people that would even consider it. Got a baby? No way. Over 50? No way. How many younger couples would spring for that and have the money to do it? Even then, why there exactly 1.2m there are a lot of options…

    Good luck, it is nice, but unless you find some financially successful gym rats it might sit for a while. Fwiw I lived in a 5th floor walkup and friends came over exactly once, after a while I got used to it, but my wife hated it.

  2. That’s a beautiful block, very busy as it’s close to Flatbush and B & Q, which is an advantage to many.
    The apartment is quite nice — really like the built-in work and would take a closer look at the joinery/woodwork if I were interested in the place. Building appears to have nice bones. And damn, do I want a fireplace. I deserve one. Also, central air is a huge bonus.

    $1.295M for a 1/4 share of a brownstone is not my bag. I wouldn’t want to pay $10K+/year for maintenance and taxes—I understand it’s very hard, but I’d double my efforts in looking around for the same price per square foot in a newer condo or stand-alone home.
