Our Open House Picks from six months ago didn’t include a single unicorn of New York real estate — well known to be a brownstone in peak condition — but still the batch fared well, with just one left on the market.

Windsor Terrace’s single-family, the most expensive pick at $2.4 million, sold within months for $2.3 million, just $100,000 under ask. The successful sale of this Arts and Crafts home is no surprise considering its fresh renovation, with a columned front porch and backyard full of plum and cherry trees on a prime block.

In Albemarle-Kenmore Terrace, a 1917 neo-Colonial number looks more Philadelphia than Flatbush with a mansard roof, dormer windows, shutters, stained glass skylights, herringbone parquet floors and original banisters. It sold in November for $1.2625 million, $62,500 under its $1.325 million ask.

A generous 4,000-square-foot, five-story (if you count the finished basement) Crown Heights brick row house is the single outlier of the picks, as it is still flagging on the market. Invest now and you’ll save a whopping $5,000 off the original listing of $1.8 million, which has been reduced to $1.795 million.

Last up, an East Flatbush limestone asked just $799,000, by far the cheapest of the bunch but accordingly priced with its location and need for a makeover. A smattering of period details, including coffered ceilings, wall moldings and gold-leaf lettering on the front door are quite lovely, and the property entered contract this month.
