Prospect Heights Co-op for Sale -- 274 St. Johns Place

This co-op at 274 St. Johns Place in Prospect Heights isn’t huge but it’s got two good-size bedrooms and is priced well under the million mark. It’s renovated but in a circa-1900 building, so it has some prewar charm — and it’s close to Prospect Park and all its nearby amenities.

It’s got high ceilings, French doors, and nice hardwood floors. The kitchen is on the small side, but it’s functional and nicely renovated, and the bathroom is reasonably nice as well.

The layout’s got one notable quirk, however. The second bedroom — the one with the distinctive autumn-tree wallpaper and the floor-to-ceiling built-in closets — sits in the front of the apartment, separated from the living room by a glass doorway. So privacy isn’t a premium there. You could fix that by covering the glass, but you’re going to be cutting off light from the living area.

Speaking of light, most of the windows look out onto windows from the building next door — not the scenic vista of which dreams are made. On the plus side, it’s quieter than facing the street.

The unit sits close to Prospect Park, the Brooklyn Museum and Botanical Garden, and Grand Army Plaza, and the 2 and 3 trains are close at hand. There’s storage in the basement and a stackable washer and dryer in the kitchen. The 16-unit building also offers bike storage.

The ask on the place, which is listed by Lesley Semmelhack of Corcoran, is $715,000. Common charges and maintenance will add $760 a month.

A fair price? A nice place? Tell us what you think.
