There is still a huge historical shortage of housing of all types, which will be there for many years, regardless of interest rates…I could imagine some neighborhoods like Crown Heights and Bed Stuy that have been rising in price steadily are going to plateau, or at least rise more slowly. Other areas still have a ways to go. Flatbush and E Flatbush is still about $300-400 sq/ft. There is almost nothing in Brooklyn for $400-700 sq/ft. and I expect these areas are going to rise to fill that void. There are still parts of the Bronx with 35 minute subway commutes to Midtown and move in condition co-ops that are less than $250 sq/ft. Those prices are going to rise.
