This single-family brownstone at 121 Lincoln Place in Park Slope has most of the things you’d want in a brownstone, including a grand marble fireplace in the parlor and a renovated kitchen with all the trimmings.
There are original shutters, parquet and inlaid floors, moldings and original doors, all in the Italianate style. There’s also a nicely landscaped, very deep backyard — it’s 87.7 feet long.
It’s not lacking in bedrooms either — there are five. The layout is fairly traditional, except for a bathroom inserted between the two parlors. A wall was removed on the garden floor to make the dining room more spacious.
The house is somewhat narrow at 16.9 feet wide.
Presumably at least some of the mechanicals are new — given the renovated kitchen — but the listing makes no mention of them. Nor does it say anything about central air, so presumably there isn’t any.
Jackie Torren and Charlie Pigott of Corcoran have the listing.
Do you think the house is appealing for an ask of $3,495,000?

meh.
I’ve been to this house when it was on sale last go round for an even crazier price. It isn’t move in ready (which is why you don’t see more pictures of the bedrooms and bathrooms). It doesn’t need a gut reno, but it needs a ton of work
Terrible layout! Too many living rooms and a den/dining and not one adjacent to the kitchen, the heart of the home. And the large 3rd floor bedroom has to go down or up or into master bedroom to use a bathroom.
But it will sell.
For 3.495M I want parking. When you have it (as we do) going to not having it sucks. Especially in North Park Slope!
I see this selling. It’s narrow but the house is 47ft deep and the lot is 142ft deep. Great location. And there seems to be strong demand for houses in move-in condition, probably cause of issues with building permits etc.
But a 2 family being used as a 1 family should be fine wrt acquiring a mortgage, right? It’s the other way around that I believe poses problems.
