Today’s condo is a three-plus bedroom unit with 2,400 square feet and a loft-like, high-ceilinged living space that’s large and attractive. It’s in the Westcott, a former cheese factory at 25 Bergen Street in Cobble Hill.

They’ve preserved the original wood beams, which is a nice rustic touch that makes for a distinctive feature. There’s a 30-foot wall of windows overlooking Bergen Street, so light isn’t gonna be an issue, at least not on this floor. The kitchen, which has a Viking range, looks pretty nice, though a closeup would be useful.

There are three bedrooms downstairs. There is also a room behind the kitchen on the top floor that could be used as a bedroom, although it lacks a window and is therefore not a legal bedroom.

The listing, from Terry Naini at Town Residential, hedges at calling the loft a four-bedroom. It contains a disclaimer about consulting an “attorney, architect or zoning expert to make a determination as to the number of rooms in the unit that may be legally used as a bedroom.”

There are three full baths, an assertion that requires no fine print. There’s also quite a large common space downstairs; in the picture it’s set up as a playroom, which seems a good use for it, though there are others.

There are built-in shelves and cabinets in the living room and bedrooms, including a wall of drawers and cabinets in the master bedroom. There’s central air conditioning and a washer dryer. No outdoor space, though the building has a common roof deck, as well as storage space.

This unit was available for rent over the summer: It went up in June for $13,000 a month, according to StreetEasy, then later dropped to $12,500. Still nobody bit, and the owner apparently decided to sell.

The price is steep, at $2,850,000, and the monthly fees aren’t low either: $1,280 a month in common charges and another $1,342 in taxes. There’s an assessment of $755.70 in place through April 2016.

Think the ask is overly ambitious, or is the seller likely to get it? Like the place?

If rooms are below grade, it is not considered a livable space.

  2. Also, the floorplan shows windows at the front on the lower level. I don’t see any trace of them from the exterior photo. Maybe that’s why that one comes from property shark and not the listing agent…

  3. Yeesh! “Bedroom 4” has no windows at all, and even the master bedroom only has one in its little walk in nook. By the way, if that’s a dressing room, that’s unfortunate, since it’s eyeball to eyeball with foot traffic. Looks like a beautiful space, but if you have that kind of scratch, I don’t see why you’d make such a huge compromise.

  4. If this is the street level and basement, its overpriced by a million. If its the street-level and the floor above, then its still high considering the high maintenance and taxes. And being on the ground level with no outdoor space is unfortunate.

  5. I really dont see how this could fetch a lot more if it were on a higher floor. $1200psf is the going rate for a decent condo in the neighbourhood that’s all above ground. This apartment is not, so it should be listed for a lot less than that.
