The rental at hand today is a one-bedroom apartment on the garden level of a brownstone at 36 Sherman Street, on a nice, tree-lined block in Windsor Terrace. It offers a couple of clear pluses: garden access and a grand living room full of detail that’s not standard rental fare.

That’d be the room pictured above, and you’ll no doubt note the inlay-bordered parquet floor, the decorative fireplace and wooden mantel with mirror, the bay windows trimmed in dark wood, and other original woodwork. It’s quite spacious as well.

The bedroom and kitchen are standard rental fare, which is to say they’re pretty drab. If you like exposed brick you’re going to like at least one thing about the narrow kitchen, but the cabinets look a little tired. (You could swap out those handles at least.)

The bedroom has only a single pair of windows, which sit beneath a deck, so copious light is not to be expected. There’s decent closet space and a built-in air conditioner, which isn’t beautiful to look at, but spares you having to load the window with one.

A door through the kitchen leads to the garden, presumably shared with the upstairs residents. It’s no showpiece of landscaping, but it offers a chance to get outside and lay your eyes on a tree. If you want to look at a whole lot of trees, Prospect Park isn’t far.

There’s storage in the basement, and a spot for bike parking, according to the listing, from Corcoran brokers Barbara Katsnelson, James Cornell and Leslie Marshall.

The cost: $2,550 a month. A fair price?

  1. Holy crap. I’m not sure what the garden is worth to a renter, but I used to rent a 1BR in a typical 6-story apartment building a few blocks away from there for $1600. I feel like $2550 should almost get you a 2BR in WT or Kensington, and is approaching 1BR Park Slope prices.
