The condo at hand is a two-bedroom number in a five-year-old, three-unit building at 481 18th Street in the South Slope. Modern and minimalist, it’s on the market for $1,080,000, listed by Stribling brokers Dena Driver and Julie Greenspon.

To lead with the negative, that address overlooks the Prospect Expressway. If you want to look on the bright side that means no houses blocking light across the street, but you’d better be okay with the sights and sounds of high-speed traffic.

The place itself is cool and clean-lined, with some interesting finishes, beginning with the mod, angular concrete facade. It’s got two bedrooms and two baths in the rear (i.e., away from traffic noise), with a small balcony off one of the bedrooms.

While the bedrooms have dark-wood floors, the living room has some kind of stone tile that some may find a bit cold — and a wall done up in another stone tile and metal patio doors don’t warm things up. On the plus side, it’s got radiant heat below, for literal warmth. There’s also a gas burning fireplace.

With its extra-slim windows, the living room isn’t likely to be light-flooded — though the extra wall space they create may be part of the reason the listing touts “plenty of wall space for one’s art.”

The modern kitchen is nicely designed, with glass flip-up cabinets above and dark wood ones below. That loud tile scheme isn’t going to please everyone though.

The deck is awfully nice, looking more L.A. than Brooklyn with its concrete, rusted steel and textured brick wall.

There’s central air and a washer and dryer. Maintenance and common charges are a gentle $225 a month, taxes another $46. (There’s a 421-a tax abatement with 20 years to go, according to the listing.)

The unit can be seen at an open house Sunday, from 2 to 3:30 p.m.
