Today’s pick runs under a million, which is getting to be a rarity in many Brooklyn neighborhoods these days. It’s $899,000, to be exact, and sits at 1385 Herkimer Street in Ocean Hill, where houses under a million are definitely not a rarity, but may be someday.

The house is a three-story, with an owner’s duplex above and a two-bedroom rental unit below — close to 2,000 square feet in total. It’s all newly redone, including the facade, which was finished in an off-white stucco. Call it off-whitestone.

The duplex has an open-plan living room/dining room on the parlor floor. The open plan does not extend to the walled-off kitchen, which like everything else here is all new, with granite countertops and an extra-wide refrigerator. There’s also a “sumptuous pantry,” with a wine rack.

Upstairs are three bedrooms. There’s no floor plan, so we can’t offer dimensions, but the master bedroom is reported to be “spacious,” with an en suite bathroom. It’s the one pictured, with the distinctive “waterfall shower” in stainless steel. There’s a second bathroom on the floor — that one has a deep soaking tub.

The downstairs unit has two bedrooms and one bath, with a galley-style kitchen. Like the upstairs unit, it has hardwood floors, crown moldings and some exposed brick. There are a couple of original mantels in the house as well.

The house is listed by Corcoran brokers Mark Martov, Michelle Moshe and Jonathon Beckles. It’s close to the Broadway Junction subway stop, for ready access to the A/C, J/M/Z, and L lines.

  1. This asking price seems just right. If by amenities you mean cool cafes and bars, it’s true there aren’t a ton around. But with Bread Love, Butch & Coco and Macdonough cafe all recently opening within a 10 minute walk, it’s hard to imagine spots of similar caliber being years away. For grocery stores and the like there are plenty of options.

    The other commenters got it right. This place would cost 2x as much in Greenpoint. While it’s located farther from the city, it’s got great access to public transportation. The quick access to the J,M,L,A and C train make this feel much more attractive than a similar option in East Flatbush.

    I’d expect this to be snapped up pretty quickly by someone in the under-a-million market.

  2. No reason to move to Ocean Hill absent personal ties to the hood. Bed Stuy has lovely architecture; Ocean Hill does not. Amenities are years away, at best. For a two-unit NYC house for under a million with subway access, northwest Queens (Astoria/Sunnyside/Woodside/some of Ridgewood) makes much more sense. If you insist on Brooklyn, you’re better off in Greenpoint or eastern Flatbush.

    • ocean hill is technically apart of bedford Stuyvesant. Its borderline, the divider ends on Saratoga stretched all the way up to broadway and down by Atlantic avenue. There are tons of similar architecture in ocean hill, beautiful brick homes and even some brownstones trickled in. Way better housing stock then Greenpoint or Flatbush in my opinion. the amenities in Bed stuy are literally walking distance, Bread Love recently moved to Ocean Hill, Saratoga Cafe. Supermarkets are accessible, two stops on the train takes you to Utica avenue or Gates avenue right in the middle. ocean hill is 30 minutes to lower manhattan. It needs great improvement but if you live in the area you can see the changes year by year. So much vacant land with so much potential.
