Today’s pick is a Bed Stuy brownstone that’s been newly overhauled, and is on the market for $1,499,000. Located at 192 Hart Street, it features some modern finishes that will be a lure for some and a repellent for others.

The home is set up as a triplex over a garden rental. The triplex has four bedrooms and three and a half baths, with, you guessed it, an open plan living room/kitchen on the parlor floor, with an open staircase.

One unusual element is a third-floor master bedroom with a double-height ceiling that opens up to the top floor. Or not quite double-height — the top floor appears to be a “cheater” story, only a few feet high in front, with a pair of tiny windows set into the building’s cornice.

Which raises the question of what the two bedrooms on that top floor look like. Perhaps there’s a rooftop addition that’s not visible from the facade photo, or perhaps those are low-ceilinged rooms better suited for hobbits than Brooklyn Nets point guards.

The kitchen and master bath offer some bold design choices that, as mentioned, aren’t going to be everybody’s cup of tea. That includes mod kitchen cabinets in a mix of lacquered white and what appears to be reclaimed wood. In the bathroom you’ve got floor-to-ceiling tiles with a marble-like appearance and a waterfall shower fixture.

Kitchen appliances are high end — a Wolf range and a Sub-Zero refrigerator. Off the kitchen is a deck that leads down to a horizontal-fenced garden. The house has central air conditioning and a security system.

Your basic flip job, this house was bought for $394,200 a year ago, according to public records, and rehabbed in short order. Listed by Town Residential brokers Mordechai M. Werde, Joel Haut, Laya Haut, and Michael Ettelson, it hit the market in June at $1,599,000.

Within two weeks, the asking price had dropped by $100,000.

  1. Oh boy here we go….
    Not everything can be done with original detail, especially If the house when bought didn’t have original detail worth saving…. this is a beautiful house it will sell!!!

  2. I’ve seen it. The bedrooms on the top floor don’t have full height ceilings, but they’re not bad (probably 8′, like a garden floor). And the Garden floor apartment has an interesting layout, with the stair connecting it to the parlor floor removed altogether, freeing up a lot of space. Obviously this means no access between the apartments, but that actually seems like a good idea to me. I didn’t think that was legal, but maybe it is. As flips go, this one is really nice. Wood decks off the kitchen are not legal, but tell that to every other person with a brownstone.
