Continuing with our horizontal fence week, this condo, in the 39-unit Washington, at 35 Underhill Avenue in Prospect Heights, is a duplex with a patio and a bottom floor that sits below ground. It’s on the market for $1,475,000, listed by Corcoran broker Rodolfo Lucchese.

On the plus side: The open-plan living room and kitchen make for a nice, expansive living space. The granite-countered kitchen is attractive (though that tile scheme may not be for everyone), and the wall of glass at the rear offers light and a nice feel. There’s a good-sized outdoor space in the rear, which is low on greenery, but still a nice thing to have.

Overall, it’s almost 1,900 square feet of space, which is fairly roomy. There’s a lot of closet space, and a storage room on the bottom level. There’s a washer and dryer, and two-zoned central air conditioning.

On the other hand, a lot of it sits below ground. That includes not only the “rec room” but the third bedroom, which has a carpeted floor and gets light only through a skylight.

People put up with a lot of worse things than that in NYC in the name of having a third bedroom (or any bedroom), but not necessarily people who’ve paid nearly $1,500,000 for their apartment.

The upstairs bedrooms are fine but lack charm, and have only one window apiece. In general the place doesn’t exactly look light-flooded, despite the aforementioned wall of glass at the rear. And the listing’s claim of “high ceilings” seems a stretch.

The Washington has a fitness center and a common courtyard. Monthly fees and taxes come to $570.

  1. It’s also of some concern that so many units in the building have been up for sale recently. I know that there are infrastructure issues, so I wonder if people are trying to get out while the getting is good.
