Brooklyn Sales Record Finally Beat by $15.5 Million Cobble Hill Town House

A glitzy 10,000-square-foot town house with parking in a former stable at 177 Pacific in Cobble Hill has set a new record for Brooklyn, closing for $15,500,000, The New York Daily News reported. That works out to about $1,550 per square foot, also very high for the area.

The property seemed an unlikely candidate to beat out the previous record holder, the landmarked Greek Revival mansion at 70 Willow Street in Brooklyn Heights, where Truman Capote once lived, and which sold for $12,500,000 in 2012.

The building at 177 Pacific went on the market in October of 2013 while it was mid-construction with an ask of $16,000,000. “This property is in the final stage of a custom renovation so no photos yet,” said the listing at the time. Only three stories, it looks ordinary from the outside, although it is 27 feet wide.

Inside, the amenities seem likely to appeal to a celebrity. No information was revealed about the buyer.

Because the building is a former stable and contains a garage, an occupant could drive inside and enter without ever having to be seen on the street. The extensive living, dining and kitchen area are located on the top floor, with a huge master suite with two walk-in closets big enough to be bedrooms on the second floor.

A cellar level contains a gym, multimedia room, and an area with a bedroom, full bathroom and “kitchenette” where staff could chill. The building has its own elevator.

A large living room has new floors, a fireplace, built-in shelving, a tray ceiling, big windows, and a sparkly chandelier. A rounded standalone tub has its own ring-shaped lucite and crystal chandelier above it.

A view of the exterior that appeared on the listing when it first went up in 2013, below, shows a new, wider but quaint-looking garage door has replaced an earlier, more narrow one on the front of the building. Alex Maroni of Douglas Elliman had the listing.

Two dozen or so homes in Brooklyn have asked well over the record price of 70 Willow in the last few years, but none have actually closed for more until now. Perhaps this sale will pave the way for a bump up in prices at the top end of the market, such as artist David Salle’s compound in Fort Greene. This week he put it back on the market for $13,000,000, up from $10,000,000.
