The condo building going up at 1 John Street in Dumbo has almost topped out and curtain wall installation has begun. A joint venture between Alloy Development and Monadnock Development, the 42-unit, 12-story condominium is one of three projects currently under construction within the confines of Brooklyn Bridge Park.

While the larger project to the south, the Pierhouse and 1 Hotel, has drawn vehement criticism and lawsuits — now resolved — 1 John Street has flown somewhat under the radar.

Situated at the northern boundary of Brooklyn Bridge Park, in a new phase also under construction, the condo will offer two-, three- and four-bedroom apartments designed by architect Jared Della Valle of Alloy Development. The design of the facade includes large windows set into brick that follow a gradient in size, such that the ratio of solid to glass increases towards the top of the building.

The effect is very subtle, but a careful look at the previously published rendering, below, reveals thicker masonry between the windows on the upper floors.

Beyond the waterfront views, the building’s amenities include gym, bike storage, and landscaped roofdeck with cabanas. On the first floor, the building will house an annex of the Brooklyn Children’s Museum, based in Crown Heights.
